• Screening becomes harder

October begins the Winter Rental Market
• Slow from Halloween to Valentine’s Day
• Halloween people in winter prep mode
• February people get tax returns and move

October Rentals are no Trick or Treat
• Higher # of people who HAVE TO move
• Screening tenants is much more critical
• Fewer good candidates to pick from
• October quit notices go into Nov & Dec
• Courts can be more lenient during holiday judgments
• Government assistance agencies are closed for more holidays
• May need to lower rents in this season
• Shorter terms for faster increases
• We have evicted in the winter, but it is not easy
