Agents have expressed worries over the level of incentives on offer in the city after a bumper Q1.
David Aspland, partner at Carter Jonas, said large deals, already factored into the agent's psyche had inflated figures.
Jonathan Shires, head of office agency Yorkshire and the North East for CBRE, said with 400, 000 sq ft of supply and 480, 000 sq ft of active immediate requirements the Leeds supply headache was reaching critical levels.
