Dr. Luke Heazlewood: Cool. So, if you just want to tell us a little bit about yourself. Where you grew up? Where you went to university? Why did you choose to do dentistry? And how on earth did you end up product invention?
Dr. Chris Hart: No worries. So, I grew up in Rocky *indistinct* in central Queensland. Went to boarding school down here. And ended up in university at *UOQ*. When I was at school, it was 80% unemployment in school leavers. So I just wanted to be able to find my way and was interested in healthcare. So I threw down chiropractic, studied science, biochemistry, physiology for a bit. I threw down physio and dentistry. Dentistry came up so, I thought I better finish one of these degrees and start the rest. It was kind of a, you know, a bit of a fluke really. But then, you know, I was probably...I’ve always had an equal interest between the clinical side and the business side. So when I first graduated, I actually went and did some research at Cambridge University and then came back and had a couple of subjects left in the science degree in biochemistry and physiology. So I mugged up the rest of the studies. Pretty much told myself into coming back. Started buying practices. So I bought three. *indistinct* went to the bank and borrowed a heap of money.
Dr. Luke Heazlewood: (Chuckle)
Dr. Chris Hart: And my first business was really practices and I started Smiles Group. So we ended up, I think at the most, all up we had fifteen that we either bought or managed. And the most we had at one time was about twelve. I then started exiting that *indistinct* practices after the GST and the *indistinct* and everything else. And it was about 10 years since I started. So I set myself a ten year timeline to sort of get in and out of that side of the industry. So I started exiting and sold my last half a dozen or so to private equity investors three years ago.
Dr. Luke Heazlewood: Wow.
Dr. Chris Hart: In terms of how I ended up in product invention, it was just patient need. You know, to be honest with you. I myself was a severe *indistinct* suffering from over congestion. Steroids and other constrictor treatments weren't that good long-term. Surgery hadn't worked. and I was desperate for some air, so I got a couple of saliva injector tube and I bend them down the back of my throat one night and secured it with some *indistinct* material.
Dr. Luke Heazlewood: (Laughter). That’s awesome.
Dr. Chris Hart: And that was the first *indistinct* device.
Dr. Chris Hart: Because at the time, I had a dozen practices, we had about 250,000 patients under my care. And I started actually delivering them to my patients who had *indistinct* congestion *indistinct*, otherwise intolerant to other oral appliances. Cuz the reason being, if you've got a blocked nose, you can't shove a big bit plastic in your mouth, you can't breathe through either. So...

How can the Nonviolent Communication Method by Dr. Marshall Rosenberg improve your life? Want to sell your home? Get a FREE home value report.   Want to buy a home? Search all homes for sale. Conflict resolution is a major aspect of my job. I want to share some of the top communication strategies I use to get people working together. Most of the strategies I use are based on the work of Dr. Marshall Rosenberg, a true pioneer who invented the Nonviolent Communication Method. This method has been used successfully for many years to do everything from negotiating peace in the Middle East to negotiating peace between warring couples or children and parents. His method is even used by top hostage negotiators all over the world. “ Using this statement helps you start a really productive conversation. Of course, I can only go over a few tips with you today, so make sure you check out his book called “Nonviolent Communication: A Language of Life.” Dr. Rosenberg’s method is based on the fact that as human beings, we have the same needs and experience the same emotions. The point of nonviolent communication is to get to the heart of the matter, which isn’t easy. The problem is that most of us don’t have a comprehensive vocabulary for our feelings or our needs. You can visit www.cnvc.org/training/needs-inventory for a free Needs and Feelings Inventory list to get a handle on things. You can even message me and I will email you a copy of each. That is a good place to get started, but how can you use this method in your day-to-day life? Let’s say that you get home from work really late and that your significant other appears to be upset the minute that you walk in the door. You would use this statement: “Honey, are you feeling _____ because you need _____?” Of course, it is up to you to guess what your significant other is feeling and what they need. It can be challenging to use this statement, especially if your significant other greets you by saying, “You are the most insensitive person I’ve ever met.” Don’t get angry. Simply say, “Are you feeling angry because you need to feel important and loved?” This is a magic formula. People immediately drop their defenses before they respond. They will either say, “Yes, that is exactly it,” or “No, that’s not it at all.” Now, you did not agree or disagree with them or rise to the bait; asking them this question helps you strike right to the heart of the matter. What are they feeling and what are they needing? Even if you didn’t accurately guess what they need and feel, you opened up the opportunity to have a really productive conversation. That is just a tidbit of what nonviolent communication has to offer. Check out this video of a workshop by Dr. Rosenberg for more information. How to Use Nonviolent Communication to Solve Conflicts

If you have a business or a service you’re promoting, you have to know how to utilize social media properly. Here are five tips on how to do that. Want to sell your home? Get a FREE home value report.   Want to buy a home? Search all homes for sale. Did you know that—according to a recent study—a whopping 79% of adults are on social media? If you have a business or a service you’re promoting, you should be on there too. Here are my five quick tips for doing social media right: 1. Set a schedule. I’ll admit that I’m the worst at this. It sometimes happens that you log on intending to spend just 15 minutes doing a quick post and checking your messages but end up staying on there for two hours. I’ve gotten into the habit of setting a timer on my phone. Whenever it goes off, that means it’s time for me to log off. I recommend doing something similar. 2. Have a plan. Determine ahead of time which platforms you’re going to post to, how often you’re going to post, and which content you want to put across those platforms. If planning that out for the whole year seems overwhelming, no worries! Just plan it for the first quarter and then stick to it. 3. Set a budget. Pick any amount—whether it’s a $15 Facebook ad campaign or a $1,500 Facebook ad campaign—and set your budget at the exact dollar amount you’re comfortable spending. When the money runs out, the campaign stops. That way there’s no chance of overspending. “ These tips will allow you to take advantage of social media instead of vice versa. ” 4. Track your results. Make sure you know if it’s bringing in the results you need. If not, tweak your content or your message. 5. Have fun! Don’t forget to put some fun content out there, maybe about what you’re doing, what you’re seeing, or just a few fun facts about yourself. You don’t want to hammer your client base with nonstop business messages. Bonus tip: Social media is not a replacement for real communication. It’s a fantastic tool for helping us stay top of mind for our clients, but it’s not a stand-in for making your daily prospecting calls or talking face-to-face with clients. At some point, you still have to engage in a conversation with a real human being if you want them to do business with you. 5 Tips to Become a Social Media Master

If you’re concerned that we might be looking at a new housing bubble, here are some market statistics to put your mind at ease. Want to sell your home? Get a FREE home value report.   Want to buy a home? Search all homes for sale. Are we looking at a new housing bubble here in Utah? It’s a question a lot of people are asking because—in case you didn’t know—home values in Utah have risen 48% in the last five years. That is absolutely unprecedented, and it has some people worried. The good news is that according to renowned economist James Wood, there is no sign of another housing bubble happening in Utah anytime soon. Why? There are a couple special characteristics of a housing bubble that aren’t present in Salt Lake County and Utah County. That first is a rapid rise in household debt. For example, in the three years preceding the great recession of 2008, household debt rose 35% in our state. That rise was primarily due to the refinancing of existing mortgages, taking out home equity lines of credit, or picking up a second mortgage. There is currently no sign of that happening here. Our debt load is very healthy. “ There are many indicators that prove we’re nowhere near a housing bubble. ” The second characteristic of a housing bubble is a lack of affordability. To determine affordability, we look to the Housing Affordability Index. For a frame of reference, if the index is at 50, that’s considered a nice, healthy market. Right before the market crash, the affordability index in Utah was at 30, which is well below a healthy mark. As of the end of 2016, our affordability index was a whopping 70, which is one of the best in the country. There are two more indicators specific to Utah that prove there’s no bubble in sight. The first is the fact that we’re experiencing a housing shortage. We have a larger number of households in Utah than actual housing units. In other words, there are more people who want homes than there are homes available. This is quickly driving up prices for both homes sales and rentals. However, we’re still well within affordability limits. The other indicator is the condition of our state economy. From 2000 to the middle of 2016, the entire country had a job growth rate of 11%. In Salt Lake County, our job growth rate was 33%. In Utah County, the job growth rate was 35%. I hope that puts your mind at ease. Should You Be Worried About a New Housing Bubble?

Tax season is right around the corner, so today, I want to highlight some potential tax breaks you should ask your tax professional about. Want to sell your home? Get a FREE home value report.   Want to buy a home? Search all homes for sale. Tax season is nearly upon us, so today, I wanted to touch on some of the lesser-known benefits of owning a home. Let me start by saying that I’m not a CPA, and I recommend that you get your taxes done by a professional. These items are merely things you can bring to their attention to possibly write off on your 2016 taxes. Interest paid on your mortgage. Everyone knows about this one, but did you know in some cases, you can write off taxes on your taxes? If you pay state or federal taxes, you may be able to include them on your 2016 return. If you have made any improvements to your property for medical reasons, the cost may be a tax deduction. If you use a portion of your home for a home-based business, you can get an additional write-off. I know at least here in Utah, many people have things like a salon or a multi-level marketing business on the side. If you run a business out of your home, be sure to talk to your CPA about it because there is a healthy tax break you may be able to claim. “ If you use a portion of your home for a home-based business, you can get an additional write-off. ” If you purchased a home last last year, part of the expenses of purchasing that home are also items you can write off. You’ll need a copy of your settlement statement, but if you can’t find it, give your agent a call or go to the title company that closed the transaction. If you sold a home in 2016, you might not have to pay taxes on your profits. Did you own the home for more than two years? If you did own the property for more than two years, was it your primary residence, and if it wasn’t, did you at least occupy the home for two of the last five years? If you can answer ‘yes’ to both of those questions, odds are you won’t have to pay taxes on your home sale profits up to first $250,000 worth of profits if you’re single, or $500,000 if you’re married. This is another close drive just outside of Salt Lake City. You can ride this really cool train with your kids and taste hot chocolate and all kinds of treats. Santa usually makes an appearance, too. Visit Temple Square downtown. It's becoming world famous because of how gorgeous it is during Christmas. Do yourself a favor and take TRAX down because parking gets crazy down there. Volunteer at a soup kitchen. Your whole family can take some time to help out for a good cause. The number of sold properties is up by 2% year-over-year (326 up to 333) The number of pending sales has risen by 21%, but sales have only risen by 2% There are currently 313 homes on the market, which is very close to last year’s number Inventory continues to decline, and we are 44% lower this year than last year, and a whopping 56% lower than we were two years ago At the end of March 2016 we had only 313 properties on the market For buyers, it may feel like there is not much to choose from In the $350-$400k there are only 13 homes on the market I’m sure everyone is dying to hear about home values, and we’re seeing some fluctuations right now. At the end of March 2015, our average sale price was $153,900, and in March 2016 it jumped to $171,948. This is a big increase (+12%), but in October of last year our average sale price was $176,300. So, our average selling price has fallen from last year, yet it is still much larger than it was only two years ago. It’s tough to compare home values just by looking month-to-month, so we will be tracking this phenomenon as we move forward. Expect to hear more from us about this! “ Inventory is incredibly low right now. ” I have a lot more information that I can share with you -  this is just a preliminary report on how our market is doing. How Hot Is the Idaho Falls Housing Market?

If you are currently renting, or know someone who is, you should pay special attention to this. For the sake of consistency in the numbers, let’s say that we are talking about a home that costs $210,000. With a 5% down payment, you will still need a loan of $200,000. The standard interest rate on this type of mortgage is around 4%. In addition to these costs, your property taxes would cost you $1,950 per year, with an extra $600 per year to cover insurance. This makes your principal payment $1,167 per month.  In 12 months, you would be able to take your principle balance down to $196,377 which gives you an equity buy down of $3,396 and an extra $7,350 of equity assuming a 3.5% appreciation rate. Those numbers may not mean hard cash in your pocket, but they are real. In addition to those savings, you get tax breaks as well. You can deduct both your property taxes ($1,950) and mortgage insurance ($7,920) on your taxes, giving you $9,870 back on your taxes. I called a few property managers to get an idea of what this home would cost per month if you were renting it, and they came to a consensus that it would be around $1,450 per month. If you were renting this home, you would be paying an extra $283 per month which adds up to $3,396 per year.  As you can see, when you buy a home as opposed to renting it, you can save up to a total of $16,582 on a $210,000 home in just your first year of homeownership!  If you don’t own a home, or know somebody else who doesn’t, these are the numbers and numbers never lie. Why Is Buying Such a Smart Move in Idaho Falls?

The market anticipated this, so mortgage rates have increased by the same amount. For instance, a thirty-year fixed-rate mortgage rests at about 4%. The Fed announced rates will increase by another 1% this year. In Bonneville County, there were 366 properties on the market on January 1st. This number includes townhomes, residential acreages, in and out-of-town properties, etc. Compared to last year, that’s a decrease of 33% -- also, down an even further 25% from 2014. We have also experienced a significant reduction in inventory, due to a 24% increase in the number of homes sold since last year. However, in the past quarter, this low inventory caught up to us. In December, we didn’t exceed ourselves compared to 2014 and were down 15%. That number, though, is more a reflection of the inventory, not necessarily the market holistically. The average median price increased 5.7% over the past twelve months. That’s huge! This is the biggest increase we’ve ever seen, compared to our hottest time (during 2007-2008) at 6%. In the $150,000 range, our previous price average, the number of homes increased by 12.5%. Homes over $150,000 increased by 39%. The median has increased here. Additionally, 33% of listed homes weren’t sold. If your home isn’t priced correctly or in the right condition, it simply won’t sell. Now is a great time to buy before interest rates increase. The Fed wants to see interest rates between 5% and 6% because the rates we have now are not healthy for the economy. What does this mean for you? Let me give you an example. The other day, I had some folks lock in a 30-year conventional loan at 3.625% percent. If they borrow $200,000, they would have a principle and interest payment of $915. If rates go up one by one percent, they can only borrow $178,000 in order to have a payment of $917. If rates go up to that target range of 5.625%, to keep the same payment of $917, you would only be able to borrow $159,000 to buy their home. That is a 22% loss of buying power due to a two percent change in interest rates. There will still be people moving, and first-time buyers will still come onto the market. However, all the people who bought homes with these low rates may want to upgrade someday. When they recognize their loss of buying power, these people won't move. They'll stay where they are. The consequence is that fewer homes will come on the market, and there will be fewer buyers. At this point in time, the experts don't believe that interest rates will affect home value. So if you're interested in buying, lock in these low interest rates now. Bridging Divides

They say expectation is the root of suffering. Yet each of us has deeply rooted beliefs about how the world works.  Our socialization defines how we think people are supposed to interact.  We get disappointed  because no one can ever truly stand in our shoes.  No one will have our identical perspective. We make plans for our work and lives with the understanding and knowledge we possess.  Still there is very little we can truly count on.  In this beautifully diverse world change is a universal truth.  It is challenging, to say the least, to maintain connectional relationships, achieve personal and business goals, make a difference in our communities without occasionally (or constantly) having our expectations dashed to bits by life.  Contrary to what your inner critic might say dashed expectations is not indicative of your worth, other people’s judgements, or what is possible.  You simple have to forge through.

We had a big week shooting and releasing this television commercial we call "Brown Spots". The advertisement has been released to facebook and it will be released in our local market on TV in Brevard County Florida in the coming weeks. In this episode Trevor and Austin discuss battling the elements in this all exterior shoot and creating proper geography for the viewer. Let's just say tighty whities were an essential part of wardrobe. We took on this concept from the business owner to create a funny ad for his irrigation and landscaping company. After all was said and done we are pleased with what we were able to accomplish in one golden hour shoot in a local neighborhood. We are breaking down our process of how we planned, pitched, filmed, edited, and premiered our first short form documentary! The subject of the film is a bicycle shop run by three different ownership groups throughout the years. Over that timespan the shop experienced devastating catastrophes. Hurricanes, a corvette crashing through the shop, and death left the shop and its owners broken, but not defeated. The owners and customers persevered in the face of these challenges. Because of this the cycling community that supports the shop is stronger ever.
