One of the reasons why the market is very hot today are the millennials. Millennials range between 25-40 years old, the perfect age to have your own home. In the US, there are more or less 30 million people who are 25-29 years old. That concludes that there will be a massive housing boom in about 3 years as these people decide to have their own home.
In the next five years, homes are going to get more expensive and eventually, interest rates are going to pull up a little from what they are now. So if a person doesn't own real estate, it's going to get harder.
It's always smart to talk to a lender or a mortgage broker before acquiring a property. You need to have a very good financial advisor who needs to help you understand everything.
One of the secrets to being a good investor is going somewhere where you don't have a lot of competition. You have to try and get ahead of the waves where there are jobs going. That nobody knows about. Look at a report or study of where people are moving, in this case, U-haul.
Real estate is the only investment you can make where the tenants don't only pay your property assuming you bought the property, it increases the value everyday. And you have the ability to get appreciation, meaning you can save money on your taxable income.
Real estate makes money in many ways. Not just cash flow, not just from the tenants pay, but from appreciation that's so powerful all happening at the same time.
As per screening and qualifying a good tenant- Do not choose your tenants. Hire a professional..can be a real estate agent who specializes in managing properties and they have a very specific process for looking at applications making sure that it's a quality tenant. Do background checks and all that stuff to make sure you're picking a diligent tenant. They have very good ways to deal with struggling tenants.
