5 extra things to include in your purchase agreement
From the buyers perspective

1. Closing date that works for you. Think of your monthly payments, an anniversary or other significant date that makes sense to you.

2. Inspection clause including things like pool, septic system etc

3. Ask for past maintenance paperwork or purchase agreements for things like the last septic clean out, furnace maintenance, ac, appliances, pool mechanics etc

4. Clause that’s notes “Upon lawyers approval” for purchases especially condos. To find any hidden issues like liens, encroachments or other special assessments.

5. Don’t be afraid to ask for items that aren’t the norm like “fix the broken window” or when it’s seasonal to “open the pool” many sellers want to give the new owners a happy beginning especially when they’ve taken care of the home.
