Colleen Barry and I are seeing a higher-than-normal number of off-market or "pocket" listings—properties that aren't publicly listed on the open market. While there are occasions where sharing a listing with a limited audience is in the seller's best interest, these types of listings can dramatically reduce the number of potential buyers and, more importantly, risk getting the highest sale price and best terms. The takeaway? Off-market listings have their shortcomings, and the ideal real estate transaction exposes a property to all realtors and buyers in an effort to obtain the most attractive offer.
