The residential real estate market in 2023 will eventually begin to shift much more towards a buyer’s market than a seller’s market, and more and more homes for sale will be coming off the market unsold.
As interest rates keep increasing and other things change in the world (war, inflation, uncertainty in employment, etc), homes on the market that aren't selling will be much more prevalent.
When a property is listed for sale and doesn't sell during the listing contract, it is known as an expired listing.
So how exactly is a buyer’s market or seller’s market determined?
Without getting into too many details, a buyer's market has more than six months of inventory based on closed sales.
A seller's market is also known as having less than three months of inventory based on closed sales, and a neutral (or balanced) market is defined as three to six months of inventory based on closed sales.
The bottom line is that it will get harder for sellers to sell their homes.
Here are the top ten reasons why homes don’t sell and also what to do to get your home sold.
Here are 8 things you probably don't know if you are moving from California to Miami.
Roughly sixty percent of our team, the ALL IN Miami Group, have transactions (home purchases, home sales, or rentals) where someone from California was involved.
Because so many people from California are thinking about moving to Miami or aren’t that familiar with Miami, I figured now is a great time to write an article about things you must know if you are moving from California to Miami.

The 2022 Miami real estate bubble bursting. The 2022 Miami housing market crash. What's going on with the 2022 Miami real estate market. The above topics were all discussed in 2021 as well. These topics/questions are something that our ALL IN Miami Group gets asked almost daily. They are all legitimate questions and concerns.
In this video, I analyze the 2022 Miami real estate bubble. I compare the current potential bubble to the Miami real estate bubble that burst in 2008. I do my best to make this analysis as easy to understand in a conversational format.
If you have questions after watching this or decide to buy or sell a home in Miami, feel free to contact our team. The information is below.

It's not easy at all to decide whether you should buy or sell a home in Miami nowadays. In fact, even deciding to rent or be a landlord in this absolutely complex real estate market is so different than just a few years ago. There is so much information online that gives the public absolutely different opinions on the same things.
Some say you should buy. Some say you should sell. Some say you shouldn't buy or sell. The bottom line is that you need an answer that is based on the facts but with one exception. When we rely on only facts, many times it's too late to make the right decision. With home sales, it usually takes a month or much longer after an offer is accepted to find out what the agreed-upon price was in the past.
So there is always a delay in getting information. Having delayed information in an appreciating or depreciating market is usually a bad thing. Although no one can predict the future, Jade Kalbacher and I both share with you our recommendations on what to do. Make sure to listen to the whole podcast.
Most people can relate to this.
