What are the risks associated with buying a house or commercial property or even a motor vehicle when you suspect that the property that you are about to buy is contaminated with meth? 

What is a safe level for being able to live in the house or to take ownership of a second-hand car?

Stephen Hegh helps us to understand the risks that are involved and what is required to ensure that the property is safe to live in.

Stephen is an independent contractor who will do the testing of a property to ensure that the property is fit for purpose - (safe to live in) Stephen's sole purpose is not provide laboratory test results to property owners or to prospective property owners.  

Stephen discusses the responsibilities of the vendor and the real estate agent or property managers to ensure that the house is for purpose. 

Should the vendor now supply a certificate confirming the property is clean and fit along with the LIM Report. Should the Real Estate Agent disclose if the property is contaminated when discussing the property with the buyer?

When does the insurance company have to know and to what level it'll they settle a claim for contamination?  Check with your own insurer first. Find out if the tenant is liable for the cleanup costs should they be found responsible for the contamination?
