For eg: Properties in the Klang Valley generally will have a higher rental yield in comparison to those in other states just because the high population that leads to high demand for space. However, in states that are more tourism oriented such as Malacca, Penang, Kota Kinabalu and Johor, the game plan for properties revolves around Airbnb. But in the current covid situation, please stay away from those as they are badly affected by it. Hence I've explained the investment strategy that I would explore if I'm in Kota Kinabalu but I'll always welcome them to invest in KL=)
