1.  This market is ON FIRE!

2.  We are seeing:  

●Increase in Sales why…Rates are at Record lows

●Median Sales Price…INCREASE BY 9.4%

●Number of ACTIVE LISTINGS…DOWN by 38.2%!
3.  The number of Homes Sold compared to 1 year ago was UP IN EVERY PRICE RANGE EXCEPT:

●Under $300K – there just are not that many…

○Had one sell last month price at $275K, sold for $300K

●We have seen our overall Available inventory drop…like an Elevator since 2015

Yet.. I have never seen the inventory DROP THIS TIME OF YEAR! Typically the number of SF Homes available goes UP in the summer, for the first time we are seeing that number go DOWN for two consecutive months!
●If you are planning on buying a home, be Prepared for Competition, especially under $500,000!  That’s right I have been watching this metric since the beginning of the year.

○We have not been able to keep up with inventory of homes under $400,000 BUT

○Since January homes from $400,000 to $500,000 the % of sales to available inventory has gone from:

■65% in January to 111% of Available homes from $400K - $500K are selling every month!
●So, if you are thinking of selling a home, this is a GREAT time to get your home ready to go on the market.  It’s not too late in the summer…’

○Many of the military transfers got delayed...they are buying now!

○You do not want to do this on your own..

Just last weekend, because of my marketing I was able to get a bidding war going on a $1.2 Million Dollar home!
4. Most people I meet with are not ready to go on the market, the day we meet. There is some preparation time to get ready for…

●Staging

●Photos

●Pre marketing exposure – this is big right now.

○We have a new MLS Status called ‘Coming Soon’ that allows other agents and people who have a search directly from the MLS get a preview of listings coming soon.  If find this really speeds up the sale process.

What areas are more challenging if you are selling a home?
4.  Well, right now, the most common concern my clients have is that I’m going to sell their home too fast and they may or may not have a destination in mind. So, they hold it off the market until the know the timing is right. 

5.  You really do not have to do that. We can put a preferred possession date in the Listing Service so the buyers know when they can take possession.  That way the seller gets to pick the date it sells.

●The biggest one though is..

6.  If a home seller does not get a quality agent, it could derail the sale.  I can still find homes that are sitting on the market that seem to be priced ok but there are issues with bad photos, bad staging.

 Let's talk about Living Rooms? Usually we see too much stuff in living rooms. I thought I would start with some bad photos and show why it’s important to make homes look great.  These photos are from homes that seemed to be priced ok but are sitting on the market, tell us why..

This first one is in Briargate, it seems to be priced right. Yet…there it sits…90 days on the market…
How about this photo?  I see a ‘designer’ rug that shows on the camera like its covered in dirt instead of a design…

Here is a North County Home that seems to be over priced for Size and the seller appears to be slowly walking the price down, they are now 81 days on the market with no sale, which by the way, according to NAR statistics will net home sellers less money.  So that is one issue  but Cindy, I’m looking here at a bright pink huge couch and matching pink rug under the round coffee table.. What is wrong with this picture?

What are Best Ways to Find Homes, How to Get the Advice of an Agent When Planning to Sell, Hot New Listings

#1 – Best Ways to Find a Home
Most people find a home on Zillow or Realtor because it’s the easy button. However, Zillow does not tell you the homes are under contract!

Hiring a great agent, they can help you

My team is trained to do just that.

Not just online homes but all homes in your criteria.

Buyers gets really frustrated finding out homes are going under contract so fast.
Then when you do find one you like, make sure your agent is NOT a secret agent!

Sellers can accept an offer at ANY time.

Had a property last weekend, got a question about other offers?  Answer yes.

6 hours later No communication from that agent.

Sellers accepted an offer and the other agent whined that she had an interested buyer??

Typically I slow down the process, however some sellers want to stop the pain of showing so much as soon as possible

Had another seller that only allowed showings on day caz one just had surgery and it was painful for her to hop in and out of the car.

We have systems and procedures in place to minimize the time you have to leave and allow showings.

Why are Inspections and Appraisals Needed and Who Does Them
Inspections and Appraisals - Why are they needed and who does them?
1.  They are two different things:

Inspection – typically done by the buyer’s inspector to make sure the home is in workable condition.

Kicker:  Inspectors do NOT have to be Licensed in Colorado

I’ve had buyers do their own inspection

Home Inspection Issue – Inspector tore apart pedestal sink story
2.  Appraisal is done by someone who holds a license with the state to verify the home meets the loan guidelines and it’s an outside 3rd party opinion of the home’s value.

●Used by lenders to substantiate to the investor, person providing the money for the loan and

●That the home meets the loan guidelines and is worth the agreed upon price.

This is another example why Agent Selection matters.

Not every agent understands that the Lender Requirements are for the Buyer and are NOT a seller obligation. 

Yet some agents think its ok to charge the seller for stuff like this.

What are some challenges you have with Inspections and Appraisals?
First if all, if the buyer really wants to buy, there is no reason why we cannot work through all of the issues that come up on an inspection and an appraisal.

Inspections – if a buyer walks over minor stuff, they really did not want the house.

Recently got a low ball offer on my listing and agent told me they were under contract on another home but intended to blow up their contract to get this home, if the seller would accept their offer.

Would you as a seller take that deal?  It puts your contract in doubt if you know the buyer wants to ‘lock and shop’.

Appraisal valuations are harder to overcome:

●Only a VA appraisal can be challenged and it takes a lot of time to do that.  Most do not want to wait but I have done it before.

●These issues can be negotiated between parties.

●I had quite a few occasions where the appraisal came in low but the buyer wanted the house so much they came up with the difference in cash to get the house

●If an appraisal comes in low that is time when we as agents can help by actually negotiating the issue:

●Ex had a lender that devalued the appraisal below what the appraiser put in.

● That was too bad for the buyer who picked that lender because the buyer bought the home anyway and it ended up costing them another $5k extra to get the house.!

Why agent selection really matters when selling a home
1. There are a LOT of choices, the Pikes Peak region over 4900+, some have the experience, some do not.  The sad part is most homes sellers expect that agents are experts…however…
There is little training in the industry in:
Marketing
Sales
Negotiating
Closing
In Colorado, we go through 1 month of school it gets a license and are thrown the market to go get sales…
That was my experience when I started and I came from a tech type background as a Navy Veteran and Commercial Pilot there was training and procedures, memory items for absolutely EVERYTHING…
Not so in real estate.
3. So, I would caution would be home sellers from picking the agent who offers the lowest price.. all agents are NOT the same…
4. It’s not about the lowest commission you can get.  Those are agent who take bad photos, don’t help you stage, and suggest low prices for a quick sale.
5. You will actually net MORE money hiring a quality agent who knows how to command top dollar for your home, it will actually save you thousands.  And months of time! 
I’m surprised to hear there is no training on Negotiating and Sales.  What do you mean by that?
Most agents are just ‘messengers’ they put a house on the market and send the offer over the seller and hope they sign it.  Many do not even explain the 20-page contract and what it means.

To be in a strong negotiating position, the more information you have and the more choices a seller has gives the seller great information to make the best decision on the sale of one of their largest assets..

Example:
Had a darling house on N Foote.  Cute 50s home that was remodeled in a great location with old world charm but modern updates.  Seller insisted on only considering Pre Approved buyers.

Pre Approved Buyers vs Pre Qualified Buyers
Pre – Approved Means – Buyer is Ready and has turned in all their financials to the lender, the lender has approved the loan just need a house and an appraisal to close.
Pre Qualified Means – the lender may be pulled their credit and had a 15-minute conversion with the buyers on the phone, no underwriting approval, no verification of income and assets, it’s really just the ‘best guess’ by a lender as to whether the buyer can perform at closing.

A good agent communicates with the best offers, verifies with the lenders the buyers can perform!
A seller that has the most options and the best information WINS!

In this case, I had 4 offers, 3 were pre Qualified, 1 was Pre Approved with 20% down, 1st time home buyer no less.
Seller did not take the highest offer.
The highest offer was presented as a VA loan BUT with a pre-qualification for FHA.  When I asked the agent to clarify, her answer was…”Oh sorry, I was busy”  it’s not like this was a 2 day process, seller held off making a decision for 6 days.  And the agent was ‘too busy’ to present their buyers in the best possible light which meant their buyer did NOT get their dream home!
These are the kinds of things that really matter when working with real estate agents.

Working with friends and family or someone we know the best choice?
1. It can be a good experience but if it goes bad it makes the relationship a bit tricky.
2. I had one client who had tons of agent friends, she picked me because her and husband thought we were the best team for job.
3. Those ‘friends’ were not very nice to her once they found out.  However, when you are making a business decision, it is just that business.

Last week we talked about the Average Days on the Market is about 21 Days and Your average is about 7 Days, If a home is sitting on the Market longer than that, what are some of the reasons why that is happening?

1. Although the average Days on Market is at lower levels than all of Last Year…that number is a reflection of the homes that getting contracts…NOT the ones that are NOT getting contracts.  

2. The average Days on Market statistic IS an indication of How Long on Average it Takes to Sell a Home that is Priced REALISTICALLY and that is marketing properly to attract a buyer in this market.

3. So if a home is NOT selling in that time frame there are Seven typical reasons why:
a. The #1 Reason…Price is Too High

●Buyers are afraid to make an offer if it’s Over Priced because they fear rejection, especially in this hot market.

●That leads me to Why is it Priced too High?

○Many times the sellers rely on the advice of agents and/or those online valuation systems to tell them their home’s value.

○Pricing is one of those things that needs to be considered very carefully and take into account not just recent sales but current competition.
○Buyers typically search at or below what they can afford you so your home needs to be Priced REALISTICALLY NOT Optimistically.

○I’ve seen some agents suggest a price too high and some suggest a price too low to get a quick sale. This is a very important decision because pricing IS marketing. You don’t want your home to sit on the market and become stale. Buyers think there is something wrong with the house if that happens.

○I’ve been to appraiser school and passed, just did not want to be an appraiser. I’ve seen appraisers tell a home seller home is worth a huge number, especially for refinance appraisals, yet the market does not agree with that number.  The real decision-makers about value are the buyers who want to buy the home at a price. We have a lot of experience getting that right and helping home sellers get the most amount of money when their homes sell…

Barb What are Some Other Reasons Why a Home is NOT Selling?
1.  The #2 Reason = Curb Appeal!

●The Average Buyer Views homes online for less than 1 minute! Much of that time is spent looking at the outside, curb appeal yard, etc.  

●Do what is call the “Front Door Check”  Stand in front of your door and pretend to be a buyer.  Look up and down, left and right, take notice of any cobwebs, paint chips, broken doorbell switches, it is clean, does the door have fresh paint, do you have some welcoming flowers?

Bad:  This was Pulled on June 16 – I would guess the trees have greened up…Days on Market….97

#3 Reason a Home is Not Selling – No Improvements / Dated or Deferred Maintenance
●Buyers expect HGTV, Move-in Ready

●If the home is not updated – you can get by with it ONLY if you price well below the homes that are selling that ARE updated.

●Believe me…. it’s worth the investment, Buyer’s offers, if they come in at all tend to be 4 to 5 times LESS than the cost of making those updates!

#4 Reason – Too Much Clutter  – Buyers cannot see the space for all the junk in the house…
Bad Staging:

Good Staging and it's Fake...Someone asked if they can have the furniture too!
#5 Deferred Repair Items Not Completed…
●No buyer wants to take on projects unless it is priced so aggressively that it represents a worthwhile investment in their time and resources.

1. This has to do with the fact that the industry is very weak on teaching marketing to agents.
c. Curb Appeal HAS to be right!
i. This is THE time of year to get it right!
ii. Even if you are planning to sell next year if your flowers come in really nicely this year…take a horizontal photo of it and the same them.
iii. Photos of summer flowers shown on
homes in the winter are very appealing
d. Here are some Curb Appeal Tips:
I. Freshen up the front door with lots of florals
ii. Freshen up mulch beds
iii. Paint the front door
iv. Make sure the doorbell and mailbox are in good shape!
1. Speaks to how the home is maintained
v. Trim overgrown bushes 
vi. Fix dead grass
1. Saw a commercial of these rolls of grass
2. Name is GroTrax on Amazon for $80 for 200SF
3. Water and grow. Even over concrete!
4. Many people are telling me there were a few landscaping casualties from the winter. Now is the time to repair and replace.
5. Even if you are thinking of selling next year, we’d be happy to have some professional photos taken of the yard at its best, no-cost, no-obligation and would love to be considered to handle the sale when you are ready.
