2) This first one is in Briargate, it seems to be priced right. Yet…there it sits…90 days on the market…
How about this photo?  I see a ‘designer’ rug that shows on the camera like its covered in dirt instead of a design…
West Side…92 Days on the Market:
Here is a North County Home that seems to be over priced for Size and the seller appears to be slowly walking the price down, they are now 81 days on the market with no sale, which by the way, according to NAR statistics will net home sellers less money.  So that is one issue  I’m looking here at a bright pink huge couch and matching pink rung under the round coffe table.. what is wrong with this picture?

Could the Real Estate Market Decrease in the Near Future

Could the Real Estate Market Dip Because of Increased Forbearances
Barb, this real estate market is very robust, but there are still some people without jobs and some people not able to make their house payments.  Do you think the real estate market could decrease in the coming years?
I think real estate and employment are very closely connected
This market with its increase of between 16 and 19% in the past year
Inventory down by 50% record lows
up to $1 Mil
I don’t see a down turn in the near future
What we have now is:
* Low Interest Rates
* Growing Demand &
* Very Limited Supply of Houses!
In 2022
Bidens’s flurry of executive orders – making him the Dictator in Chief – effectively are JOB KILLERS
* Revoking Permit of Keystone Pipeline resulted in the elimination of 11000 US jobs 
* Eliminating new permit for energy on Federal lands
o Estimated 1 million jobs eliminated in 2021
o Biden called that “jobs day”
* Affected areas:
* Lousianna
* Montanna
* Texas
* Wyoming
* W Va
* New Mexico
Much of our local economy is based on Government, Defense, Military & Tech
The stats show there is a large # of mortgage delinquencies but they are gradually recovering
Almost in perfect unison with the loosening of lock down restrictions
The Cares Act allowed people to put their mortgage in “Forbearance”
This 12-month term expires this March – unless extended
The Biden Admin has already extended it for USDA government loans.
Difference Between this Time and Previous Real Estate Correction:
a. People were getting loans they could not afford or
b. Getting mortgages that doubled after 2 years.
c. Those mortgages were sold to Wall Street as “quality loans:
a. Cares Act: 
i.  if they took the forbearance what happens when they come out of forbearance?
1. Payments will go up because their loan balance is higher
2. Payments will go up because their escrow payments were not made either
b. It could be an interesting 2022 for sure.

b. We are talking about How the Loan Forbearance and Eviction Moratorium can affect the real estate market in the future.  
Here in Colorado Springs we saw a 2.6% increase in unemployment from 6% to 8.6% because a lot of restaurants were shut down.
They are open now so it may just be a temporary metric.
Historically GDP and Real Estate Were not affected by a unemployment rate at these levels:
Plus… I’m not sure how accurate the data really is…
That same month I got a notice in the mail that I had filed for unemployment.
It was obviously fraud when I call the state, their voice mail sent me to a Fraud hotline, they wont even take calls because there was so much of that going on.
I wrote my State reps because my full SSN was plastered on the front and back of that document for all to see.
This state is pretty reckless with people’s data, for sure!
Real estate is all about supply and demand:
We are seeing rents increasing a bunch!
We are seeing very low inventory of available homes = 462
High demand for nearly all homes under $1 million!
