Today, I want to briefly cover some of the details of the home inspection process that follows once a home goes under contract. What is a home inspection? What are inspectors looking for? What do you need to be concerned with when trying to sell your home? These are all good questions, and we'll try to answer them here. Basically, home inspections are scheduled to determine whether there are any defects with the home. They're not going inside the walls or anything like that - they're simply looking for things that can be seen with the naked eye. They are looking for the three S's:Safety concerns: These include electrical hazards, carbon monoxide issues, fire hazards, and any other problems that could be dangerous.Structure: They will look to ensure the foundation is sound, and that there are no structural defects with the property itself. Systems: Inspectors are also looking to make sure all the systems are maintained. This covers the plumbing, heating and air, and electrical systems.  Inspectors will also take a look around for mold, rot, and other damage that may compromise the structural integrity of the home. Denham Springs Real Estate Market Update for Fall 2014  Hey there, everybody. Welcome back. We've had a phenomenal month so far with over 50 pending transactions, but today we want to talk to you about the market as a whole.  Our current inventory is about 3.7 months. This means that it would take about 3.7 months to sell all the homes on the market, if there were no other homes going up for sale.  In our area, we have about 307 homes on the market currently and in the last 6 months, 456 properties have sold in our zip code. What we have recently done is put together a report of all the latest market data to give us and our clients and indication of what's going on in the market. There is a lot of great information in this report, especially if you are a builder or developer. This report will tell you which properties are selling fast and then you can make a decision of where you want to sell.  Our report is broken down by price, you can see where you should price your home and how long it will take to sell.
