Everyone keeps asking the same question: did the housing crash already happen… and what does 2026 actually look like?
2025 quietly became one of the slowest real estate years on record nationwide, even compared to the years following the housing bubble. Buyer demand cooled, inventory stayed elevated (but nothing like 2008), and prices never fell the way many were waiting for. Now, as we look ahead to 2026, the data tells a story of stability, gradual shifts, and opportunity. Interest rates are slowly trending downward, Boise’s market has softened just enough to give buyers negotiating power, and new construction is offering serious incentives. Add in Idaho’s leading job growth, sustained in-migration, and strong local economy, and it’s clear why a major crash isn’t showing up in the numbers. For those watching from the sidelines, this might be one of the few windows where sellers are flexible, concessions are real, and long-term growth is still very much on the table.
