Plan and then attack what you want. In real estate it really starts with buying your first property and then leveraging it into more properties. Having a steady job is great as long as you are using that money to fund your hustle. Drive will always outweigh "book smarts" and being confident and trusting your gut will always outweigh over studying. Also be a good person while making money because greedy never wins and doesnt feel good at the end.
