🎙️ The 10 Commandments of Home Buying with Stephanie Moore
In this episode, I sit down with Stephanie Moore of Keller Williams Realty to break down the “10 Commandments of Home Buying” — the must-follow rules that can make or break your mortgage approval.
From “Thou shalt not change jobs” to “Thou shalt not co-sign for anyone,” we walk through the biggest mistakes buyers make between contract and closing — and why even small financial moves can create big delays.
We cover:
• Why job changes can derail your loan
• The danger of buying a car before closing
• Credit card usage and surprise inquiries
• Large deposits and what lenders really look for
• Why co-signing is a hard no during the process
• And the simple habits that keep your closing on track
If you’re buying a home — or even thinking about it — this episode is your pre-closing survival guide. 🏡
Avoid unnecessary stress. Protect your approval. Close with confidence.
Listen in and learn how to navigate the process like a pro.

What happens when you put two AIs on a podcast and tell them to keep it real?
In this episode of Closing Time, we sit down with ChatGPT and Grok for an unscripted, surprisingly human conversation that bounces from pedicures and comedy legends to religion, AI fears, politics, and whether we should all be running for the mountains.
No prep. No filters. Just curiosity, humor, and a few uncomfortable questions about where the world is headed.
If you’ve ever wondered what AI really thinks—or just want a conversation that feels like late-night banter with a brain—this one’s for you.

DeSales DeGolian is a seasoned real estate broker and co-founder of DeGolian Realty, a boutique brokerage rooted in Peachtree City. She grew up in town after her family moved there in 1974 from Baltimore — meaning her story isn’t just about houses, but home itself. Her love for real estate began early, working in her family’s homebuilding business, Ravin Homes, learning the craft from ground up with her father and brothers. Her career now blends custom construction expertise with real estate savvy — a combo that allows her to help buyers beyond the sale.
She studied business at the University of Georgia, and later started DeGolian Realty with her husband Roch deGolian in 2019. Their brokerage is known for deep local know-how, personalized service, and a “family comes first” culture.
The Rossetti side of her family has long been woven into the Peachtree City community. Her father Vincent Rossetti was deeply involved in local life — including founding roles and church involvement — and the family’s business Ravin Homes has built a legacy in the region.
