1.  Why is the HOA involved in looking after a pet pig?  Does it really bring the value of the neighborhood down?  Does the pig make noises like a barking dog would?  It just seems like a stretch on the part of the HOA.

Smells  There is nothing worse than going to a showing, excited to see a potential winner and then unlocking the door and being hit with a smell that instantly makes you gag and want to vomit.

1.  In Missouri, we aren’t required to disclose stigmatized properties…unless the seller would want us to do so.  And, it’s kind of strange.  The umbrella for stigmatized properties is pretty large…and what can affect one buyer’s judgement on the purchase of a home might be something completely different than someone else.

1.  A “clean contract” is simply a contract that doesn’t contain too many contingencies.   What are contingencies?  Basically anything that says something along the lines of this isn’t a completed deal until x, y, or z are done.
