The weekly turd reflects the unprofessionalism of some people as a client’s neighbor who happens to be a real estate agent tells the client that the agent she chose to work with listed the home way too low and she would have listed it higher. The comps did not support the higher price and the response after the property went live definitely supported the lower price as it did not get under contract for some time. We discuss how going behind a fellow agent’s back to try and knock the agent down is just unprofessional and probably a good reason why that client did not choose to work with her own neighbor in the first place. Playground bullies, lost dogs, buyer’s agents that don’t have time to show their clients a home, the Adult skit of the week, Lender tip, Kane Contract tip, and the Charity spotlight are all discussion points piled high with enthusiasm on this episode of the Rocky Mountain Real Estate Network. It seems that each week we have another example of an Agent acting like a playground bully. This week a Listing agent goes to town on a buyer’s agent because she had to cancel a showing on a home her buyer’s really liked. The Buyer’s agent ended up in tears and was told that the seller’s and listing agent would never work with them so don’t call again. Real nice! Luis while out on a Saturday afternoon comes across a lost dog. Luis, his son, and a very kind couple end up chasing the scared little dog down on someone’s patio. The owner of the home came out and yelled at the hero’s and told them to get off his property. The nice couple ended up taking the dog and worked to find the owner’s. Some people right?

Our How to Act like an Adult skit includes some buyer’s whose agent could not find the time to show them a home they very much liked. We dive deep into this one as we discuss the ethical and legal ability of the listing agent to show them the property. Our lender tip this week is around Credit Reports. Kane’s contract tip deals with the Property Insurance deadline and how this can be a killer on your deal. Who let the dogs out? Well in this week’s episode it was a buyer’s agent and it was an accident. However we give this particular agent many kudos with how she did the right thing and made it her job for the next 7 hours to find both dogs. I have heard an array of stories of things that just happen during showings and it’s easy to say that it’s not your house so who cares but that’s not the right way to approach unforeseen things that come up. When something happens during your showing own it. Do what you need to in order to make it right and move on from there. This episode also addresses homes that are sold “as-is” and noted that way in the broker/public remarks as well as the contract. Typically this will exclude any safety or hazard issues, those will need to be addressed. However Luis recently ran into a transaction where the buyer’s after inspection wanted to get the sellers to pay to have the custom bunk beds removed. This was not a safety issue by any means. If you are buying a home “as-is” you need to understand that you are not going to get things like this done and stop wasting everyone’s time. We also discuss some marketing tips with agents/lenders and the importance of having a listing sign placed if you are doing sign riders. We talk about a particular agent (Luis) who has on multiple occasions not had the sign in the yard to hang the sign rider on, 2nd turd of the week? We think so. Folks in this episode we talk about lazy agents and the resulting dead deals. If you are lazy then stop working in Real Estate and let your license expire. Send your deals to an agent that wants to work and earn a commission. Seriously as industry professionals we really don't have room for laziness there is way too much at stake with these transactions. Worst of all your laziness directly impacts the buyers, sellers, and damages the reputation of the industry as a whole.

We talk about communication on every episode for a reason. On this week's Turd of the week a buyer's agent does not fully fill out the contract deadlines and then does not communicate after executed contract. This causes numerous issues along the way especially when the appraisal comes in low. Ultimately the deal is left to die 2 times and buyer's earnest money is lost. This situation unfortunately is too common in Real Estate and this is why we put this show together to try and weed out the lazy agents, lenders and other industry ding bats. We must hold ourselves to a higher standard to regain and maintain the reputation we want.

A listing agent decides to enact revenge on her clients after she is fired which can cause in a best case scenario delay of time and in a worst case scenario thousands of dollars. If you get fired own it and learn from it, act like a professional and move on.
