We are discussing Jill’s new listing, a 2 Bedroom with a Den. Should we list it as a two or three bedroom? We want to know what you think! We also discuss the way Real Estate Commissions flow. From the Seller to the Listing Agent’s brokerage firm. Ad then from the Listing Agent’s brokerage firm to the Buyer’s (also called Selling Agent) Agent’s brokerage firm. Many times the Closing Agent will split it on the closing statement for every once’s convenience so it only LOOKS like the Seller has been paying the Buyer’s Agent (Selling Agent), but in reality that has NEVER been the case. Until now, when we are starting to see Seller’s paying the Buyer’s / Selling Agent directly under the new NAR Guidelines of Black Saturday (August 17th, 2024) We also talk some about supply and demand, join us, it is fun!!!
