Bryan shares his pro level experiences working in the world of commercial property management. As it is our goal at The DYOJO Podcast to inform and entertain you (INFOtainment), property restoration professionals will find this discussion to be relevant in their efforts to provide value to property managers.   
Tips, tricks and best practices for increasing your work opportunities with property managers include:  
1. Identifying those property managers with whom you DON'T want to work with is as important (if not more) than determining those with whom you DO want to work with. As Jon frequently says, "The best time to fire a client is before you start working with them."  
2. Find unique approaches and/or excuses to keep yourself at the front of their mind, leading to opportunities to receive a call when the need for your services arise. In marketing it is often said, "The last one in gets the call."   
3. Understand the value your clients are looking for and what value you bring to the relationship. Often, the most important thing you can to both to elevate your career as well as expand your opportunities to acquire more leads for work is the same - make someones life easier. If you want to get promoted, make your supervisors life easier. If you want to work with a client, make their life easier.   
4. Be ready for the first call you receive to be the worst project. When a new client gives you an opportunity, they aren't typically going to give you a nice clean project. You are asking to earn their business and you need to be ready for it to be at an inconvenient time, in a far away place and under less than favorable circumstances. "Life is about opportunity, not convenience."   
5. Make sure you understand who has authority to sign your contract, who is paying the bill and where your money is coming from. Jon shares some bad experiences with being in sticky situations trying to track down the money for work completed that was "authorized" by a property manager.
