Debt negation is a strategy that has gained traction, particularly as interest rates have risen sharply post-COVID. Many property investors, who previously found it easy to service their loans when interest rates were low, are now facing challenges due to increased rates.

 

While corporate structures, particularly trusts, can help in negating debt. Certain lenders allow for the exclusion of company and trust liabilities from the servicing calculations, provided the properties within those entities are cash flow positive.
