In this episode of Peak Property Performance, Bill Douglas speaks with David Berneman about commercial real estate data ownership, custom workflows, AI adoption, and operational intelligence. Hosted by OpticWise, the conversation explores how CRE organizations can gain more value from their existing systems and data.
Commercial real estate data ownership
AppFolio API integrations
Custom workflow automation
AI in property management
Operational intelligence
Vertical integration in CRE
Property operations efficiency
Real estate technology strategy
Bill: What pushed your team beyond standard software usage?
David: After using AppFolio for nearly 15 years, we realized we wanted more control over reporting, KPIs, and workflows. API access gave us the ability to build processes tailored to our business instead of relying solely on out-of-the-box functionality.
David: One challenge was coordinating move-outs. Multiple departments were involved, and communication gaps occasionally appeared. We wanted workflows that automatically moved information between teams and reduced the chance of errors.
Bill: What surprised you during implementation?
David: The amount of time required. Creating workflows is one thing; building interfaces people actually enjoy using is another. We used AI tools to accelerate development, but refinement still takes time.
David: Our organization includes investments, property management, and construction. Because those groups work together, information can move more effectively throughout the asset lifecycle, creating a better experience for both employees and residents.
David: AI should help people become more productive, not replace them. The most effective use cases eliminate repetitive tasks and allow employees to focus on higher-value work.
David: I believe AI agents will eventually act as digital assistants, gathering information across systems and helping employees make faster, more informed decisions. The goal is better operational intelligence, not more complexity.
Bill: Best career advice?
David: Start early and don't wait to pursue opportunities.
Bill: Habit that makes you more effective?
David: Consistency—good routines, exercise, and discipline.
Bill: Early bird or night owl?
David: Naturally a night owl, but life has turned me into an early bird.
