Bill: How have tenant expectations changed over the past few years?

Mary Pat: More prospective tenants now ask about network security and seamless connectivity throughout the building. Many want employees to stay securely connected anywhere on the property, and having that capability has become a major leasing advantage.

Mary Pat: Some companies still budget for building their own network rooms and equipment because that's what they're used to. Once they learn the infrastructure already exists, they realize they can save both time and money by using the property's digital infrastructure instead.

Bill: When owners provide shared digital infrastructure, tenants avoid expensive build-outs while the property creates a new revenue stream. It's a win for both sides because technology becomes part of the overall tenant experience rather than another construction project.

Mary Pat: One thing I can always count on is the building's secure internet connection. When technology simply works, tenants don't have to think about it, allowing them to focus on running their businesses instead of troubleshooting connectivity.

Mary Pat: Rather than trying to answer every technical question myself, I connect prospective tenants directly with the technology experts. That allows them to understand every available service before moving in while giving them confidence the building can support their business needs.

Bill: Best career advice?

Mary Pat: Under promise and over deliver.

Bill: Habit that makes you more effective?

Mary Pat: Consistent communication with my property team.

Bill: Early bird or night owl?

Mary Pat: Both. I'm naturally a night owl, but I always wake up early.
