Bill: What has shaped the way you operate your multifamily business today?
Gino: Early mistakes taught us to treat every property like a business, not simply an investment. Building repeatable systems, focusing on profitability per unit, and growing within our operational capacity has created a stronger, more sustainable company.
Gino: Successful operators measure what drives performance. Work order completion rates, resident retention, occupancy, and customer satisfaction directly impact profitability. If you don't measure it, you can't improve it.
Drew: How should operators approach AI?
Gino: AI shouldn't replace employees—it should remove repetitive work so teams can focus on serving residents. Small wins, like creating documentation faster or simplifying maintenance reporting, help teams embrace new technology.
Gino: Every technology rollout requires leadership. Teams need to understand how new tools make their jobs easier. The goal isn't technology for its own sake—it's improving execution and creating a better experience for both employees and residents.
Bill: Why is data ownership becoming so important?
Bill: AI is only as valuable as the data behind it. Property owners should ensure they control their operational data rather than relying entirely on vendor platforms. Owning your data creates flexibility, reduces dependence on software providers, and prepares organizations for future AI capabilities.
Gino: Rather than chasing every opportunity, we've stayed focused on multifamily housing and building great operations. Long-term success comes from disciplined execution, strong systems, and consistently delivering value to residents.
Bill: Best career or life advice?
Gino: Choose your spouse wisely. Success in business starts with having the right partner in life.
Bill: Habit that makes you more effective?
Gino: Relentless execution. Once I commit to something, I focus on finishing it without procrastination.
Drew: Early bird or night owl?
Gino: These days, definitely an early riser—with at least seven hours of sleep.
