You enter escrow and as a buyer you should make sure that your agent shows and explains you what kind of liens, mortgage and judgments are on the preliminary title of the property that you are buying and if they can be satisfied or not by the seller. This is key to make the tittle legally transferred and close escrow with no problems on your new home.
