Today, I'm joined by someone I personally owe a lot to—Richie Miller.

Richie's journey is one of discipline, mindset, and action. A former Army officer who travelled the world in service, he made the bold move from military life to a career in property. And that switch didn't come easy.

In this episode, Richie shares the pivotal mindset shift that led him to leave the Army, the sacrifices he made to learn the ropes while holding down a full-time job, and how that decision has paid off, giving him the freedom to work less than 25 hours a week and even home-school his children.

We get into the simple but powerful steps anyone can take to find great property deals, and how consistency is the real secret to success. Richie used these very steps to land a 48-bed HMO, and he breaks down how that came to be.

We also dive into working with letting agents, building long-term relationships, and finding the right JV partners.

Today, Richie runs a niche mentoring business helping experienced landlords, or those ready to buy big, scale with confidence. His philosophy? The workload's the same whether it's a 4-bed or 48-bed HMO, so you may as well go big.
