These are the best and proven means to build trust.The biggest way people are going to trust you is when they can see everything about you and there are no questions. Being truthful about things that you don't know is essential in building the trust of others. it's counterintuitive to be just 100% all out there and talk about your mistakes. If there is the possibility of a huge property tax hike then one may choose to use the entity purchase strategy to avoid triggering a hike upon purchase. For example if the seller originally purchased the asset at 1 million and then sold it at 3 million, in a typical asset purchase taxes are going to blow up for that property because the sales price can be used in determining tax appraised value. The County wants to collect as much property tax as possible. If you don't want your taxes to blow up right off the bat then you may choose to close the deal with an entity purchase instead.

Keep in mind when you're underwriting a deal and you're going to do an entity purchase instead of an asset purchase, don't count on the fact that taxes won’t increase. The county could see your entity purchase and still end up revaluing the property. So be aware that your property taxes may still go up even though you spent all this time, energy and expense in order to do an entity purchase. So make sure it's worth it. Make sure that the deal is still going to be a deal even if the taxes go up. Otherwise, it's a bad deal.

We start with our initial due diligence period with our partner, Ken, who is underwriting the deals. When we get a lead, it goes directly to our acquisition team. Right now that's Eric and Della who will do a little bit of property research and grade the property using a grading system. Then it is sent to Ken to complete an initial analysis.

We start our acquisition with initial due diligence  that could involve questions back and forth. The second stage might involve a quick preliminary tour of a property, just to make sure the condition is there. They need to pass the sniff test. When we are confident it is a deal we will submit an LOI, the letter of intent. 

The LOI isn't a whipped together piece of paper that says, hey, we really like your place, we want to put our best foot forward. It includes all of the information about us and the type of properties we hold. We want to show that we are real buyers so we include our proof of funds and a credibility deck. A credibility deck shows who we are, what we've done in the past, what apartments we've done in the past, what lenders we work with. It’s our resume with references to prove that we are for a real deal. This can often make the difference in our offer getting accepted over competing offers.
