You can have a D property in a B neighborhood. You can have an A property in a C neighborhood. When you're judging a property, you're going to judge the property by age and condition. When you're judging a neighborhood, you're gonna judge it by the amenities, crime, type of tenants, and then the owner-occupied to renter ratio.
1) A class properties: New builds, best neighborhoods, highest appreciation, better schools, better amenities, white-collar professions like doctors and lawyers, low crime, and a very high owner occupancy rate compared to renters
2) B class properties: Newer property. Less than 20 years old, good neighborhoods, some appreciation, and okay cash flow. white-collar professionals like teachers and nurses, good schools, lower crime, and a higher owner-occupied ratio.
3) C class properties: Older properties that need more work, blue-collar workers, higher cash flow, amenities are usually discount types of stores. There is more crime but typically not violent crimes. There's a good mix, usually about 50 to 60 to 40% in that range of renters versus owner occupancies.
4)D class properties: Oldest types of properties typically in distressed areas, more of a warzone, high crime, vacancies are high, boarded-up properties are very common, drugs are very common.
So which is best? It depends on what you want and what your goals are.
