Welcome to The Modern Digital Agent Podcast! I’m your host, Amanda Roberts, founder of The Modern Digital Agent. In this week’s episode, I will be talking about the secrets to capturing every for sale by owner listing in your local area and how to make over a hundred thousand a year as a real estate agent.


I will touch on such topics as: 

  • When you find a niche in your market, you'll be able to hone in on it and really focus on it. That means that no one else is going to be focusing on it as much as you will—and that means you'll have a competitive advantage over everyone else who does similar work.
  • What is the average home selling price in your market? Why do Sellers list For Sale by Owner? 
  • The majority of agents shy away from working with the owners because they don't know how to convert these types of clients. They are not familiar with the market, so they don't know how to sell the home in a way that will attract buyers. They also lack the experience to negotiate and close the deal on their own.
  • The key with FSBOs is to not come across as a hungry agent trying to get their listing. They do not respond well to pushy, aggressive sales type people.
  • Come as a helpful agent. Owner wants what's best for the community, even whether you get their listing or not. 
  • If they think that you're genuinely trying to help them because you're the expert, you're the preferred realtor in the community and you just want what's best for everybody involved, then they're not going to put up those walls and barriers there.
  • They need to know you exist, and what your offer is. 
  • They wanna know what the benefits of using you as an agent are, and how you 're gonna help them, not what you've done in the past.  
  • The first one is to show up in person. 
  • if you're aggressive, then the people who are also aggressive are gonna be attracted to that.
