All you need is a phone and a car!

💎 D4D (Drive 4 Dollars): Simplest way to find motivated sellers. See the ugliest house in your neighborhood? Save it using Google maps (free) or DealMachine ($50/mo)

💎 Skiptrace your D4D list: Now that you have your list, you’ll need to contact those sellers. Truepeoplesearch.com is simple and free! If you have some funds, use batch skip tracing.

💎 What if you have a seller that’s motivated? You’ll need 2 documents: Purchase agreement between you and seller and an assignment agreement between you and buyer. There are few out there that offer agreements for free including, Pace Morby or Flip with Rick

💎 Send agreements to sellers with electronic signature tools: PandaDoc and HelloSign have free options

💎 Now you got it under contract, what happens next? There are a few options you can do; JV with an experienced wholesaler (you’ll need a JV agreement), if you’re on your own, you will need pictures of the property. If your local, go yourself (take someone with you if you can), virtual market? Ask a realtor or someone to do it for you, ask the owner to do you a favor, or use a service like bpphohotoflow (cost)

💎 Need a title company/real estate attorneys and buyers: Title company research in FB groups for investor friendly title companies. Need to find buyers? FB groups, LinkedIn, or PropStream (cost)
