Ken Unger, the new Director of Public Services for Hot Springs Village, is more than a civil engineer. He's a competitive pickleball player who won the silver medal in doubles at the Senior Olympics. Ken is also a 10-year resident of Hot Springs Village, buying his house on his birthday in 2012.

Today Dennis pulls back the curtain on his Airbnb journey and short-term rental in general. Here at HSV Inside Out we have strong positive viewpoints about short-term rentals. Mostly because there's a ridiculous amount of "mis and dis" information. Hot Springs Village was built by Cooper Development with inviting folks to come stay overnight and experience the Village. In the beginning, people had to stay close by because there were no places inside the Village where people could stay. Today, a few hundred short-term rental properties provide thousands of people the opportunity to come stay inside the Village, experience the golf, the beauty, the nature, and the restaurants - and many of them decide to make HSV their home. We know because we continue to hear from people who confirm that's exactly what happened to them.

Kathy Sanders endured horrific heartbreak. It began on the morning of April 19, 1995, when a loud explosion occurred in downtown Oklahoma City. She and daughter Edie frantically dashed toward the Alfred P. Murrah Federal Building. That's when their lives were devastated.

She lives inside the Village and calls it "heaven on earth." This is just part of her story.

Clara Nicolosi, the owner/broker of RE/MAX of Hot Springs Village joins us today to share her insights on the real estate market inside Hot Springs Village. Here are just a few insights she offers us today.

This time last year, 388 homes had been sold through real estate firms inside Hot Springs Village. This year, 345 homes have been sold. Last year, by this time, there had been 158 vacant lots sold via real estate firms...compared to 114 sold this year.

The average selling price of homes this year (YTD) is $304k compared to $274k this time last year. That's an 11% increase, which is great news for property owners inside the Village - and for those looking to purchase. It's a great investment, and still - compared to national averages - a solid value. Additionally, the time on the market is remarkably shorter compared to prior years. In 2019 the average number of days on market was 72. This year, it's 16!
