Many Property Agents rely on online Property Portals for their business. That's how they get the majority of their inquiries and appointments. But Property Portals are not Free They're businesses with the goal of making a profit.
And they're raising their fees year after year. Making many agents unable to use those platforms. And getting angry. What can you do?

This is the LIST of all your prospects and clients you have accumulated over the course of your entire career. This is the BEST kind of traffic. Because you OWN it. It's yours to do as you please.
You can shoot them an email at any time. Blast them SMSes. Send them any of your properties.
And this is the FOUNDATION of your business. No one else owns it. But this takes the most time and effort to build. Want something a bit faster?
This is the second best option. It's how Facebook, Google and PropertyGuru work. It means you do not own this platform but they allow you to advertise on it and redirect people to visit your website or call your phone. Sure, the leads and calls come in fast and furious. But you're always at their mercy.
And you're left scrambling if they decide to kick you out or raise their fees. And then agents try something even worse.
For example, Search Engine Optimisation. It's not owned by you. Nor can you truly control how people search for you and find you online. You're absolutely at the mercy of cold-calling SEO reps trying to sell your their SEO packages.
They're just snake-oil salesmen. It's an absolute TIME SINK.
You can't control SEO. You can never own it. Google can, and does changes its algorithm. That's why you're always at their mercy.
You can do all three at the same time. Your ultimate goal should be to build and grow your own list. That's the traffic that you own. It's what I learnt all those years ago, that, "The Money is in the RELATIONSHIP you have with your clients."
