Rentvesting still works for the right person. It's simply no longer the automatic first move. Whether you buy your home first or invest first now turns on your next ten years, and on what you buy.
For years, renting where you want to live and buying an investment somewhere more affordable was the default for many first-time buyers. The residential market has since reset. Borrowing capacity has tightened, yield and cash flow now matter as much as growth, and the negative gearing changes, legislated to apply from 1 July 2027, limit negative gearing on residential investments to new builds. Buying a home first is back in contention for some, while rentvesting still suits people who can't buy where they want to live, or can't yet say where they'll be in a decade.
Host Pat Casey, Rethink Wealth Director and Financial Planner, is joined by James Thompson, Rethink Group's Residential Senior Buyers Advocate. Pat brings the planning lens and James the buying one, and together they work through both paths: who each one suits, what each one costs, and why the property you buy decides more than the order you buy it in.
In this episode:
- Why rentvesting still works, and who it suits now
- How the market has reset, and why yield and cash flow matter as much as growth
- The question to answer before buying your first home: where will you be in ten years?
- Why your home is an investment decision too, even if you never rent it out
- On the same $1.2 million of property, why buying a home first can start with $120,000 and investing first closer to $180,000 (an illustrative example)
- Why the advice your parents followed worked for them, and what has changed
- Why a weak property stays weak, whatever you call it

A financial plan that starts with what to buy is answering the second question first. The first is what you want the money to do, and it changes everything downstream: how much risk you carry, how much home you buy, and when work stops being compulsory. Most people arrive at a plan from the wrong end. They ask what to buy next, how much to borrow, whether to add to super, and only afterwards ask what any of it is for. Reverse the order and the decisions that looked like open questions start answering themselves. You know what to delay and what to protect. You know what you will not compromise on at any price. Two people with identical finances can arrive at entirely different plans, and both can be right, because the plan follows the person and not the balance sheet. In this episode of Inside Property Wealth, host Pat Casey, Rethink Wealth Director and Financial Planner, sits down with Rethink Wealth planner Shane Kennealy to work through the five questions that come before any investment decision. Shane came to financial planning through accounting and audit, and describes his work as helping people build a life that is not limited by money. Together they take a hypothetical household through two versions of the same decision and follow the consequences out over the years that follow. In this episode:- Why the next investment is the wrong place to start, and what comes before it- The five questions that define what you are actually building toward- What a larger home costs in time, not just in dollars- How debt recycling works, and where it fits inside a plan- Why a high income does not automatically produce financial freedom- Why most people who could stop working choose to keep going anywayLearn more: www.rethinkgroup.com.auBook a consultation: portal.rethinkgroup.com.au/portal/(00:00) Trailer

Building real wealth through property has less to do with how many properties you own and more to do with getting a handful of foundations right. In the first episode of Inside Property Wealth, host Pat Casey, Rethink Wealth Director and Financial Planner, sits down with Rethink Group founder Scott O'Neill to lay out the five foundations of building wealth through property. It is a complete, teachable framework for turning a good income into lasting financial independence, whatever stage you are at, from saving a first deposit to scaling an established portfolio. To prove the framework holds up in the real world, Pat tests each foundation against Scott's twenty years of investing. With over two decades guiding clients through market cycles and policy shifts, Pat's expertise spans structure, lending, investing, super and strategy, and Scott brings the lived experience of building and diversifying a substantial portfolio, near-misses and all. Together they move past the noise of the residential property conversation and toward the fundamentals that actually compound, so you can think clearly and build the durable way.In this episode:- Why a high income alone does not build wealth, and what to do with it instead- Why rental yield has moved from an afterthought to the starting point- How to use leverage without letting the bank dictate your future- When to diversify beyond property into shares, ETFs and superannuation- Why owner-occupier appeal remains one of the strongest predictors of long-term growth
