Hi friends! We're back with another episode, and today we're talking all about how Rianna got started in real estate.
Rianna here! I had no idea what I was doing when I first started—no mentor, no help, and no clue about all the resources out there. Growing up in a small town in Minnesota, I moved to the Minneapolis suburbs after college. I quickly realized I didn't want a typical job. Despite selling Cutco knives and dabbling in MLMs, real estate always lingered in the back of my mind. My first real step was buying a house with roommates to help pay the mortgage. It was my way of testing the waters, and it went well.
Soon after, I bought another house on the same block, got my real estate license, and stopped working in property management for others to focus on my own investments. Fast forward, my boyfriend and I now have 12 properties, including a commercial office project we bought using equity from other properties. We also have a cabin up north that's our little escape from the world. Surrounded by trees and complete with a sauna, it's the perfect getaway. We even bought the lot next door and are thinking about developing it into a glamping site or another cabin.
One big lesson I've learned is the importance of having mentors and not procrastinating. Asking for help has made everything easier. I was introduced to Bigger Pockets years ago but didn't get it until I started listening to their podcast. Now, I never say no to opportunities.
Thanks for joining us! We're excited to keep sharing our journey and helping you along yours. If you have any questions or comments, leave them on our YouTube or send us a DM on Instagram @investedandrested. We're here to help! See you next time!

Caitlin shares her story, from growing up in a real estate-savvy family in California to making her first investment. She talks about her early fascination with finance, buying her first Disney stock with money from selling her Barbies – talk about starting young!
Caitlin's family has been in the real estate business for generations, from her grandmother's inspiring journey to her father and brother's careers, setting the stage for her own path. We explore Caitlin's first rental property adventure, bought from her brother, and how it appreciated significantly over the years. She shares the challenges of managing this property while living in Switzerland, including navigating a new culture and language. Despite these hurdles, Caitlin found her footing and expanded her portfolio with out-of-state investments. She details strategic moves like the 1031 exchange and partnering with friends and family to grow her real estate ventures.
There are plenty of laughs as Caitlin reminisces about her childhood obsession with the stock market and the amusing, sometimes chaotic experiences of property management – like stolen potted plants and trashed units.
