No one likes being lied to or manipulated but it happens to us all the time, especially in pressure sales tactics.

Got a response from a lawyer on this question:


"Misrepresentation wouldn’t apply in these circumstances because 
1. The estate agent isn’t a party to the contract
2. the standard conditions of sale (used in all residential transactions) specify that a buyer can only rely on representations from the seller’s solicitors in writing. Anything the estate agents say or put in the particulars of sale doesn’t form part of the contract and cannot be considered to induce the buyer into the contract. 
If the seller or the estate agent says something or promises something always get the seller’s solicitor to confirm it in writing. 
Also from a practical point of view misrepresentation is difficult to prove (was it really that particular comment that induced you into the contract?) and it would be expensive to go to court to try to rescind the contract or claim damages and buyers don’t often have the appetite to risk the time or cost of litigation proceedings"
