From virtual Real Estate to investment properties this new form of currency is having a major effect on the markets. In this episode a friend and long time follower of these new markets joins the podcast to chat about these newest developments.

He's written a book “How to analyze big apartment building & make them feel small” and we dive deep into his own personal experiences. How he got started, what were some hard learned lessons and what is he doing these days to find the next deals. 

It's been a minute since the last recording. Updates on my latest real estate adventures. The long and tedious task of paperwork and waiting for contractors to finish. We discuss the ever important to-do lists and how to think about investing in real estate and measuring risk.

On my personal side, we discuss my latest house closing and all the fun and stressful negotiations of this process. 

Another exciting week... NOT. Sometimes your wheeling and dealing and other times your simply pushing to move one foot in front of the other. Much like practicing for a marathon, this is all about consistency. You gotta keep putting in the work and hunting down leads. Eventually the right deal comes along and opportunity meets preparation!

The three main classification for buying a property. Newly renovated (or new), livable and total rehab. Each one comes with it's own advantages and challenges. We discuss some of the pros and cons for each category and what fits best in my business plan.

Special on the road episode directly from my car. Our offer for an investment property in Newark NJ has been accepted. Now we move into the fun stage of Lawyer Review to then be followed by a whole lot of paperwork and bureaucracy. YAY. 

Hopefully, if everything goes smoothly we will be closing in the next few weeks and getting the property ready for new tenant moving into the spring. Thus turning this property from a cash drain to a cash flow. 

Another week another fun adventure. This time around we dive a little deeper into the age old discussion of where to invest our money. Stocks Vs. Real Estate!!!

And of course let's not forget stories from the week. I went out and saw a bunch of gut renovations being built in Newark NJ and am very excited about investing in what I saw. 

When the times get tough, the tough think outside the box. During these challenging Covid 19 Real Estate markets, the hunt for investment opportunity is challenging, so I decided to look around at what else is out there. I left my comfort zone and explored Real Estate investment opportunities I had previously ignored. I hit up some open houses, took a trip to a day spa in Bayonne and even looked at investing in a 2 bedroom in Harlem. Allot is learned and now I am more than ever focused on finding the next right deal. 

Investing in Real Estate during these Covid 19 days is different then ever. This past week I ran into a bunch of the challenges having to do with these times. From opportunities I can't get to see and investments that can't happen. Listen to why it's important to Lawyer up as soon as a deal starts to cook and new ways to think about this market.
