Jim Chapman, president of Jim Chapman Construction Group (JCCG), joins Host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to discuss the company’s newest division, Chapco Design Build, and how this strategic expansion broadens JCCG’s scope to include commercial and amenity construction.
JCCG established Chapco Design Build to strengthen its ability to deliver turnkey services for clients. The division grew out of JCCG’s internal need for amenity management and took shape after the company brought on seasoned commercial construction professional Jay Kiger. Before joining full-time, Kiger worked as a contractor for JCCG, building amenity centers for its communities.
Chapman said, “If we’re going to do all these amenities for ourselves, why don’t we turn around and sell that service to other developers?”
Chapco delivers design-build services for amenity centers and light commercial projects, serving both internal developments and third-party clients. By launching a dedicated commercial construction division, JCCG keeps its residential teams focused while giving developers a more efficient, streamlined process for amenity delivery.
Chapco Design Build is a relatively new venture, yet the division has already built an impressive portfolio. Current projects include amenity complexes across Georgia and Tennessee, including one at Quinn Residences at Snapping Shoals and Empire Communities’ Wildflower in Chattanooga, Tennessee.
Chapman emphasized that the goal is steady, sustainable growth.
“We’re not trying to turn this [Chapco Design Build] into a juggernaut of a commercial contractor,” said Chapman. “I want to expand its capabilities slow and steady and have fun with it.”
Chapco also completed its first Take 5 Oil Change facility in Milledgeville, finishing the light commercial project on time and within budget. The team is now pursuing new opportunities in flex-office and warehouse condominium development, highlighting Chapco’s growing versatility across construction types.
The division’s in-house design capabilities give clients a key advantage in efficiency and integration. It can modify existing plans or create new amenity designs tailored to each project, accelerating approvals and ensuring a smooth transition from concept to completion. Chapman noted that many residential builders benefit from outsourcing amenity construction to specialized partners like Chapco Design Build due to its specialized approach.
Chapman credits the division’s success to strong leadership and a collaborative culture. President Jay Kiger leads Chapco Design Build with more than three decades of experience in commercial and light industrial construction. Operations Manager Mandy Kronawitter and Project Manager Alex Hill bring additional depth, strengthening operations and field execution across every project.
Chapco Design Build supports JCCG’s broader mission to deliver comprehensive construction solutions across the Southeast. JCCG expects to complete about 850 homes in 2024 and 1,200 in 2025 while expanding into new markets, including a 227-unit project in Indianapolis.
By integrating Chapco’s commercial expertise with JCCG’s residential foundation, the company continues to deliver greater value for clients and pursue new opportunities in the build-to-rent and mixed-use development sectors.
