Not every great real estate deal comes with a huge price cut. Sometimes the opportunity is hidden in the details.
In this episode of Keys & Cafecito, Anna breaks down the clues that may signal a seller is ready to negotiate; from longer days on market and multiple price reductions to vacant homes and sellers who may already be carrying the cost of another property.
One clue alone might not mean much. But when several start showing up on the same listing? That’s when things can get interesting.
We’ll talk about how buyers can identify potential negotiating opportunities and use that leverage for more than just a lower price; including closing costs, repair credits, and even an interest rate buy-down.
Because in this market, the best deal isn’t always the house with the lowest price. Sometimes it’s the house where you have the most room to negotiate.

Is a higher HOA fee always a bad thing? Not necessarily.
One of the biggest misconceptions I hear from homebuyers is that the condo with the lowest HOA dues is automatically the best deal. In reality, a low monthly HOA fee can sometimes lead to expensive surprises down the road.
In this episode of Keys & Cafecito, we're breaking down:
🏡 Why some older communities have higher HOA fees
💰 What HOA dues actually pay for
⚠️ What special assessments are and why they happen
📑 Why buying a condo means looking beyond the monthly payment
🔑 Questions every buyer should ask before purchasing in an HOA
Whether you're buying your first condo or just trying to understand how HOAs work, this episode will help you look at HOA fees from a whole new perspective.

The Seller Playbook – Episode 3
Why Some Homes Sell Fast While Others Sit
Hello and welcome back to The Seller Playbook.
I'm Anna Franklin, Realtor in San Diego, California, and in this series we're pulling back the curtain on the home-selling process so you can make informed decisions and avoid costly mistakes.
In our first episode, we talked about whether sellers actually see every offer that comes in on their home. In Episode 2, we discussed how communication behind the scenes can directly impact your results as a seller.
Today, we're talking about a question I hear all the time:
"Why isn't my house selling?"
Or sometimes:
"My neighbor's house sold in a week. Why is mine still sitting on the market?"
The truth is, today's market is very different from the market we experienced just a few years ago.
Many sellers are still operating with a 2021 mindset.
Back then, interest rates were low, buyers were highly motivated, and it often felt like nearly every reasonably priced home was receiving multiple offers.
Today, homes are still selling, but buyers are behaving differently.
They're more cautious.
They're more selective.
And they're paying much closer attention to value.
One of the biggest reasons is affordability.
When interest rates rise, buyers often find themselves spending significantly more each month for the same home than they would have just a few years ago.
That extra monthly payment affects everything.
It affects how much cash they have available after closing.
It affects how much risk they're willing to take.
And it affects how much work they're willing to do after they move in.
Years ago, a buyer might walk through a home and think:
"We'll replace the flooring."
"We'll repaint the walls."
"We'll update the kitchen down the road."
Today, many buyers walk through that same home and think:
"We need something that's ready."
Not because they're lazy.
Not because they're unrealistic.
But because they're already stretching financially to make the purchase.
After the down payment, closing costs, moving expenses, furniture, appliances, and a higher monthly mortgage payment, many buyers simply don't have another twenty or thirty thousand dollars sitting around for cosmetic improvements.
That's why presentation matters more today than it has in years.
One of the biggest mistakes I see sellers make is assuming buyers will overlook things that seem minor.
The stained carpet.
The scuffed walls.
The outdated light fixtures.
The overgrown landscaping.
The clutter.
The unfinished repairs.
The reality is that buyers aren't just looking at your home.
They're calculating future expenses.
Every project they notice becomes another item on their mental checklist.
Another cost.
Another inconvenience.
Another reason to hesitate.
And hesitation is dangerous when you're selling.
Because buyers who hesitate often move on.
Now, this doesn't mean every seller needs to spend tens of thousands of dollars getting their home ready.
In fact, I often advise sellers not to over-improve a property.
The goal isn't to create the most expensive home in the neighborhood.
The goal is to remove objections.
Sometimes that means fresh paint.
Sometimes it means replacing worn flooring.
Sometimes it means decluttering and deep cleaning.
Sometimes it means improving curb appeal.
And sometimes it means taking care of deferred maintenance before buyers ever walk through the door.
The key is understanding what today's buyers are seeing through their eyes.
But preparation is only part of the equation.
The other part is marketing.
And this is where many sellers unknowingly get into trouble.
A lot of people still believe that marketing a home means putting it into the MLS, putting a sign in the yard, and waiting for buyers to show up.
That may have worked in certain markets years ago.
Today, that's often not enough.
Effective marketing should be intentional.
It should tell a story.
It should highlight the features that matter most to the likely buyer.
It should include professional photography.
Video whenever possible.
Social media exposure.
Agent-to-agent marketing.
Follow-up after showings.
And a clear strategy designed to create demand.
Because marketing isn't just about getting views.
It's about attracting the right buyer.
Every property has a target audience.
A downtown condo attracts a different buyer than a suburban family home.
A home near a military installation attracts a different buyer than a home in a retirement community.
A property with a large lot appeals to different buyers than a turnkey townhome.
Part of your agent's job is understanding who the likely buyer is and positioning the home accordingly.
The photos matter.
The video matters.
The property description matters.
The pricing strategy matters.
The follow-up matters.
Everything works together.
And speaking of pricing, let's talk about one of the biggest misconceptions sellers have.
Many people assume that if a home isn't selling, the answer must be a price reduction.
Now, price certainly matters.
But price is only one piece of the puzzle.
Before reducing the price, it's worth asking a few questions.
Are buyers seeing the property?
Are showings being scheduled?
What feedback are we receiving?
How does the property compare to competing homes?
Has the home been positioned properly?
Has it been presented properly?
Has it been marketed effectively?
Because if buyers never become excited about the property in the first place, lowering the price alone may not solve the problem.
The strongest listings combine three things:
Pricing.
Presentation.
And marketing.
Not one.
All three.
The homes that sell quickly in today's market are usually the homes that make buyers feel confident.
Confident in the condition.
Confident in the value.
Confident in the decision.
That's what we're trying to create.
Not just exposure.
Confidence.
Because buyers don't purchase homes they feel uncertain about.
They purchase homes that feel like the right choice.
Before we wrap up today's episode, I want to leave you with one question.
If proper marketing, strategic positioning, communication, follow-up, and preparation can make the difference between a home that sells and a home that sits... what exactly should you expect your listing agent to be doing?
Because in the next episode of The Seller Playbook, we're going to talk about something every seller thinks about but doesn't always ask:
What are you actually paying your agent for?
We'll discuss what happens behind the scenes, what services sellers should reasonably expect, and how to evaluate whether you're truly getting value for the money you're spending.
Thank you for joining me for another episode of The Seller Playbook.

You might not be getting offers… not because buyers aren’t interested, but because the conversation never happened.
In this episode of The Seller Playbook, we talk about how lack of communication behind the scenes can quietly cost you a sale.
In this episode, we talk about why your house might not be getting offers, what happens behind the scenes when selling a home, and how communication from your listing agent can directly impact your results.
Do sellers actually see every offer that comes in on their home?
In this first episode of The Seller Playbook, we’re talking about something that doesn’t always get discussed—but can have a real impact on your outcome as a seller.
In a perfect world, every offer is presented clearly and fairly. But in reality, there are situations where incentives, communication, and representation can influence how offers are shared and explained.
This episode breaks down:
If you’re thinking about selling—or even just want to better understand how the process works—this is a conversation worth listening to.
Because when it comes to your home, your equity, and your decisions… you deserve full visibility.

Is now a good time to buy a house? Or should you wait?
In this episode of Keys & Cafecito, we break down one of the biggest questions home buyers are asking in today’s real estate market—especially with rising interest rates, high home prices, and global uncertainty.
If you’ve been feeling hesitant about buying a home, you’re not alone. Many first-time buyers and move-up buyers are dealing with fear, market competition, and the pressure of making a big financial decision.
But here’s the truth: there has never been a “perfect” time to buy real estate. There is always a reason to wait.
In this episode, we talk about:
This episode is not about rushing into buying a home—it’s about gaining clarity, understanding your options, and making a decision that aligns with your goals.
Grab your cafecito and let’s talk about it.
What started as a “no rush” conversation quickly turned into a 21-day sprint.
In this episode, I’m sharing the full story behind a recent transaction where my clients found their dream home just days after we first connected… before they were even pre-approved. From there, we had 21 days to get their current home into escrow—or risk losing the new one.
Oh, and did I mention there were seven other listings in their complex?
From strategic pricing and last-minute listing prep (yes… including a full speed-clean before photos 😅), to navigating two escrows at once, solar complications, and a mid-escrow curveball from the other side—this deal had a little bit of everything.
We also talk about:
This is one of those real-life stories that shows how strategy, timing, and trust all come together—and what’s actually happening behind the scenes to make it work.
Thinking about selling your home but not sure if now is the right time? In this first episode of the Keys & Cafecito Seller Series, Anna breaks down the biggest question every homeowner has: Should I sell my home right now, or should I wait?
You’ll learn how falling mortgage rates affect buyer demand, why waiting for “the perfect time” can backfire, and why strategy matters more than timing. Anna also shares how your personal goals — like upsizing, downsizing, or relocating — should play the biggest role in your decision.

In this episode of Keys & Cafecito, Anna shares the story of a recent escrow that almost fell apart — not because the buyers weren’t qualified, but because their agent was brand new and didn’t know how to manage the process.
Missed deadlines, last-minute lender changes, and poor communication nearly cost the buyers their dream home. Anna explains what went wrong, how close the deal came to falling through, and why her seller still walked away stress-free and satisfied.
🎧 Buyers, this one’s for you: not all real estate agents are the same, and choosing the wrong one can cost you more than you think.
