I was talking to a friend of mine recently about how land investors are lazy. This isn’t a bad thing, because a lot of us are used to sending out blind offers and neutral letters to a downloaded list of landowners. It’s all a numbers game. But I’ve been thinking about this and I have some observations. I’ve been teaching my land course now for over a year and the people who are doing the most deals are the ones who are aggressive with three main things. The first one is that they’re doing a ton of consistent marketing. They’re taking action or they’ve outsourced it, but they’re not just doing marketing when the stars are aligned. The second thing is that they’re talking to people. It’s not that complicated – if you want to do a lot of deals, you need to talk to a lot of people. Lastly, they’re relentlessly following up with their old leads. They send offers out over and over again and that’s where the magic happens.
