Dave: all right my friends. Well, welcome to Land Stories Live episode three. Today, we're gonna be talking about how we finance land, we are gonna be talking about a beautiful property out in Klamath County, Oregon. My name is Dave Denniston. I am the owner, along with my beautiful bride Serena, of Generation Family Properties LLC. And our goal, the whole reason we started this company, is we wanna help hundreds of people just like you to own land. And most of all, we hope along the way we can tell your land story. And so my friends, with this episode today, I wanna tell you a little bit about Klamath County, Oregon, a property we have there. And then we're gonna talk about how we finance land and how that works and what you need to be aware of.
So, I'm gonna go ahead and share my screen here with you. And so what we have here in front of us, is we have our website where we are featuring today a two and a half acre property in Klamath County, Oregon. Klamath County one of my favorite places, this particular property is in a subdivision called Klamath Forest Estates. You notice here on this particular land it's fairly flat. There are some older trees and there's quite a few newer trees that are growing on this property. This one it's priced at about 9900 dollars cash that you can see. It's near the Freemont National Forest BLM land and if we scroll down here a bit further you see we got a video on the website. So, you're gonna wanna make sure to check that out. Really great for someone who loves the outdoors.
You can see that there are a home or two around but not a whole lot. Let me go to the google map here. So, the property starts down here. It goes up there, that's about the northwestern border of it. You can see that there is a neighbor here across the street but nobody here to the east. If we scroll out a little bit here, you can see there's lots of roads, really well maintained. So, there's great access getting to this particular property. That's off of Mountain Quail Lane. You notice here this is Sprague River Drive. This is the main drag that takes you into Klamath Forest Estates. You can see it goes long here. Things are pretty well-defined west to east. About I think it was about three or four years ago, there was a fire that went through the area.
If we look at some of these pictures, I think you can even see where some of the burn was. About right over here, you notice there's a bunch of trees that have no leaves on 'em. That's because of the fire that happened in that area. And this particular property was not touched. Lots of grass, easy to get to. If you scroll out a little bit further on our google map here, you'll see this is the Sprague River. We have in the past on quite a few properties here, there's a small town up Sprague River that is out over this way. There is also the town of Beatty that's around. Go a little further west here, there's Chiloquin, there's Agency Lake up here and Klamath Lake and then down to Klamath Falls. So, if you look where this property is at, you can see here it's up here.
There's Klamath Falls, there's Chiloquin, there's the Town of Sprague River. If you look around here, it's pretty sweet. You got the national Forest that's really close so some great hunting and stuff you can do up there on BLM land. And not too far away is Crater Lake. So, we take a look here there's Crater Lake not too far away. Scroll a little further out, you notice here this is the border of California. Here is Eugene, Bedford is the closest big city, I would say, relatively. Here is northern California, Reading; Eureka. You go a little further up here, you can see that's the way up to Portland and down over here is down the way to Sacramento and so on. So, great location, off grid, you still have plenty of trees on this property. You notice you get kind of east here and it's pretty deserty. So, that's what I love about it and this particular area.
Now, for this property, you'll notice here we have some good information. One of the things about Klamath County that I really like is that they do allow mobile homes and tiny homes. And it's a 300 square foot minimum. So, those of you that are tiny home lovers, you wanna have a tiny home, this is a great place to build. Again, pretty easy to build. There's not a whole lot you have to clear on this property. And taxes are only 52 bucks a year, that's it. Can you believe it? 52 dollars a year for property taxes. Here you notice that we do have it priced out. We have a discount cash price so if you're wanting to pay outright, we can do 10,000 dollars and we are willing to negotiate some, nothing crazy, but we are willing to negotiate if you are looking to sell for cash, paying outright.
Now, if you don't have all the money right now, you don't have 10k in the back or 9700 dollars in the bank, you can do owner financing. And I'm gonna talk about what financing looks like and how that works here in just a moment. This particular property, we're looking for 11,000 dollars of the owner financing price, plus interest. So, it's about 11,000 dollars plus interest and we're looking for 500 dollars down, which is composed of a document fee which is 249 dollars, which isn't included in equity. And then you do put in 251 bucks of equity. So, you'd be financing about 10,750 dollars is what's remaining. And we're looking for about 180 dollars a month as a minimum. Now, you notice here I don't talk about the length or how that might work for the property. And so we'll talk about that again here in a little bit. Now, you'll notice we have quite a few pictures here on the website but we do have available here in our google drive.

We don't own this lot to the west, we don't own this lot to the east or the one north. That's off of Steelhead, if that was something that you'd be interested in doing is buying more than this one lot, just let me know. Even though we don't own it, we could definitely look into trying to buy it for you. Next thing I wanna do is talk about a blog post that we have available on our site that gets to some of the owner financing. So, how does the owner financing work? And there's a lot of different ways that people slice and dice this. Some people that are friends and competitors, they charge what they call quote-unquote zero interest but what that means essentially is they're inflating the price to get there. And a lot of my competitors won't allow you to pay it off early. They'll even penalize you if you choose to wanna pay it off early. And I decided early on that there was just so much harder to do that way and frankly, I would rather someone pay me off early if they're able to.
And so in this blog post, I encourage you to go to the website and you can check it out. You can see here's the URL for it. You can just click on the blog section is here as well and you can get to it or if you search for interest, you could get to it that way too. So, in this blog post what I talk about is I want to incentivize you as quickly as possible to put the largest down payment down so I can get my get my money back. So, for example, what happens is we end up paying quite a few thousand dollars for a property and we wanna get that money back as soon as we can. And so what I do is if between a down payment and a monthly payment, if you're gonna be doing two years or less, we charge five percent and no prepayment penalties if you're gonna do it that way.
If you're gonna do three to four years, we're gonna do eight percent. If you do five to eight years, we charge ten percent. So, what we have here we have a handy dandy link to a calculator if you ever wanna check it out. So, let's say we're looking at this Klamath County property and let's say you're financing this amount. If we take the terms, let's use eight years as an example, we're gonna use a ten percent interest rate. And so when you finance it, you notice here that the principal and interest payments is around 167 dollars a month. So, what happens is every month as you start out, you're paying more interest and then the principal grows. Now, if you make an extra payment, you can speed this process up and there's no penalty for doing so. And some people wanna do that.
Instead let's say you did it over two years. Let's make it a five percent interest rate now cause you're doing it over two years. You can see that the monthly payment is significantly higher. You're looking at 480 bucks a month and that's just the principal and interest. What we tie in with the monthly payment is the property taxes. So, you notice here, this is 52 dollars a year. So, that'd be about five dollars a month. And then on top of that, we do charge what's called a note servicing fee because my bookkeeper just loves me and all of these monthly payments people are making. And so we got to pay her and make sure that I can keep focused on buying and selling land and not on all the bookkeeping we have to do. So, we charge a note servicing fee as well.
So, that might be another five to ten dollars a month, depending upon your payment and the area and the work involved for my bookkeeper and the credit card processing charges. So, we tie that generally in as well. Every so often we might have a sale, we might have a special opportunity where we might waive that or lower that or whatever but for the most part, we do charge a note servicing fee, somewhere in the neighborhood of four to ten bucks for a property. So, if we looked at an example here for this particular situation, again if we do a bare minimum. Let's say this was 166 a month plus another five dollars in property taxes. Now we're at 171 and then another eight dollars in note servicing, we're at about 180 a month, which is how we get this minimum monthly payment.
And gaain, you could pay more than that and you just let me know and we can get that done. I mean we like to make it as easy as possible on folks so if you wanna look at a specific situation, I am happy to talk with you about it and it'd be an honor to help you find land and talk about what you are looking for. Dave: so Christie tell us a little bit about you, what's your background where are you from? All those kind of good things
Christie: ok I was born in Ohio but I moved to Texas when I was 3 so I'm basically Texan, through and through, rode horses all families in the oil business, drove a truck
Dave: you drove a truck
Christie: yeah, yeah a big one too. So yeah I rode horses most of my life on the farm and now I work for you and I love it
Dave: so tell me about the farm. What was that like, living on a farm?
Christie: I didn't live on the farm actually I lived in just a normal neighbourhood house but we went to the farm every day I got to ride the horses I taught riding lessons and I competed all over the country so that was just my job actually I'm so lucky I got to ride horses and compete and train every single day for years it was amazing I loved it
Dave: and what are you doing now you're still doing horse competitions right? And teaching people
Christie: no I'm actually not I haven't been riding for about a year and a half I just decided to take a bit of a break I still have all my horses they're basically my children so they will be forever so they're stuck with me but I don't compete anymore I just kind of needed a break I did it from the time I was a kid so now it's more just pleasure and just hanging out with the animals
Dave: I love it, awesome. And what are you doing for fun nowadays then is that pretty much what you do for fun, hanging out with the horses or what do you like to do?
Christie: I like anything outside if it's outside I'll do it, hiking cause I live by the mountains and the beach so hiking, beach, taking the dogs out I just love being out in the sunshine and if there's an adventure to be had I'm in
Dave: well I know you've written a lot of blog posts for us and so I would love for you to share if you don't mind just for a few moments some of the blog posts, you told me before you're gonna have to buy one of these pieces of land cause you're falling in love with all these different areas as you're writing the blog posts
Christie: well I told you from the beginning I wanna buy a piece of land that's part of the problem now I don't know which one, where to go because every time I do a blog I see these pictures you know waterfalls and rafting and mountains and I'm like oh I wanna do that, I wanna do this, I wanna do that so I actually really don't know whether I'm gonna buy a property or not it all sounds amazing but it's been really cool to write the blogs cause I've gotten to know about counties and states that to be honest I don't know I didn't know anything about maybe wouldn't have ever visited but definitely on my list of places to visit
Dave: awesome well do you have one you wanna share that yesterday I actually shared the Park County blog that you did because I was talking about one of the properties of Park County so if you wanna share your screen show people all this wonderful hard work you're doing which as a matter of fact everybody, Christie actually has worked a year out so we have a whole years' worth of blog posts
Christie: so tell me what you can see on the screen
Dave: we can see the beautiful ocean
Christie: ok now can you see cactus?
Dave: yes ma'am
Christie: ok that's the property I'm gonna scroll through these pictures as I talk about the property so you kind of get to see it and then I'll also talk it, it's 2,36 acres it's in Snowflake which is in Navajo county Arizona I had never heard of Navajo County but I did a blog on it and it's actually a very cool area I always thought of Arizona, I know everybody watching probably knows more about Arizona than me I truly thought of it as just all desert all hot, all cowboys which is, since I'm from Texas I should know better than that it's not all cowboys, this beautiful property is in the ranch of the gold horse subdivision and it's an awesome rectangular piece it's got a nice shape, mountain views which I had no idea was a thing in Arizona, beautiful mountains so I'll get to some those pictures too, you gotta see the hills there and trees actual trees in Arizona this property is right in the juniper grove it has some sage brush saw the cactus earlier so actually lots of greenery it's not just a desert see there's actually terrain and it's not just tumbleweed which is really cool
Dave: absolutely
Christie: when I did the blog on Navaho I also went out fishing there's white water rafting and there's hiking there's museums, in snowflake there's Blackhorse brewery snowflake has a golf course the national forests, lakes, parks, petrified national forest is nearby its awesome there's so much to do
Dave: why don't you pull up the Google map Christie and let's look at where is this property at
Christie: ok so I just did a quick one here at phoenix that's you know quite far but let's zoon in so here's the property the little red tag is the property it's at snowflake, snowflake's a decent-sized town where as I already said you'll find a golf course and you'll find a brewery and restaurants and all kinds of things gas stations and then show low is actually quite a bit bigger so that'll have really anything you need and that's about 45 minutes away so you have about 20 minutes to snowflake and then about 45 minutes up to show low I'll kind of zoom in here a little bit more
Dave: which I actually had someone Christie call me yesterday that bought a property and they were actually out in that area and they were surprised to find out that there was a Walmart in snowflake so there is a Walmart out there
Christie: you can get anything you need there's nothing you can't get at Walmart right?
Dave: right, exactly
Christie: it's the perfect spot

Christie: and the other thing I did not know that maybe people watching won't know I assumed Arizona was gonna be 125 degrees, horrible. Snowflake the average temperature in the summer is in the 80s
Dave: in the 80s that's a lot better than a hundred degrees
Christie: and low humidity so I again coming from Texas I'm used to high humidity which is horrible this low humidity super mild summers and then it rarely goes below freezing during the winter so it's an awesome climate for people that wanna get away from the northern harsh climate or even somebody like me from Texas who would've never thought to buy property in Arizona to escape the heat this is actually a nice dry heat and its sunny 270 days out of the year in snowflake
Dave: oooh
Christie: yeah, you can get a nice tan
Dave: those of us in Minnesota need to escape there over the [inaudible: 0:09:18.6] time I think
Christie: there you go
Dave: why don't we zoom in a little closer on where the property is at they're actually a lot of vacant land doesn't have an address but these particular properties actually do so in ranch of the golden horse witch Christie is zooming in right now you'll see that there are roads that go through here and this property is assigned an address 3948 encanto road why don't you tell us a little bit about what you see on the map here Christie it looks like there might be a neighbour or two but not a whole lot there in the immediate area
Christie: yeah not a whole lot it looks like you've got a neighbour here so what is that pretty just over a hundred metres away and then another one a little bit closer maybe 50 metres away as you can see there's really not much else all around except for, down here it looks like there's a few too not a whole lot of neighbours you have a whole of room to do whatever you wanna do relax campfire you can ride 4-wheelers, camp
Dave: if I remember right these are actually it's actually two different parcels that we have here
Christie: yes it's most of the parcels in this development are 1,18 acres these and its 2,18 acres put together so it makes a little bit wider most of the lots in this area are very thin, skinny and long so this one because it's double it's actually a really nice rectangle shape it's not too awkward and its nice and flat.
Dave: well what I was like when you have two parcels back to back you know some people wanna have like family near them so if you wanna share it with a family member you could actually build on both parcels so you could have two houses potentially which Navajo county I believe allows tiny homes right Christie?
Christie: they do they allow tiny homes they allow mobile homes and then of course any kind of single family home with a foundation as well also and you can camp and bring an RV it's a maximum 30 days a year so it's not something you can obviously do permanently but it would be a great thing to do on the weekends or even for a couple of weeks in the summer if the kids have off on vacation and you wanna pop down and spend 3 weeks or a month hanging out in the area you can do that too
Dave: awesome well why don't you share that website posting that you did on this property? Let's look a little further what you got on there
Christie: it's just some pictures too so I'll just scroll so it's that's a nice picture I like that view you can see here there's some more of the stuff to do in snowflake there's a video too on the website let's get to the good stuff

Dave: I was gonna we have a Google map link to the property there everybody so you can go and map it out yourself and take a look at it
Christie: mhm and the good stuff here only 20 bucks a year in Texas
Dave: 20 bucks a year, that's crazy! 20 bucks a year
Christie: pretty good it is off grid so there aren't power posts close by
Dave: mhm let's talk about the pricing so what's the pricing on this property here?
Christie: ok so if you wanna pay cash it's $5600 it's always a bit cheaper if you pay cash you get a little discount there but you also have financing and the financing is $7000 which has a 500 down payment which covers your document fee and loan set up fee and ten you have an automatic $251 in equity and then you can do as low as $85 a month in payments and then you can obviously structure that differently if you think you can pay more you can set it up that way if you wanna set it up at $85 a month and then you get a bonus once a year you can throw that on top there's a no prepayment penalty it's very flexible
Dave: absolutely so what we're seeing these folks are just minimums so those are the minimums so if you wanna do a thousand dollars down and make it like 150 dollars a month you know that'll get it paid off quicker I believe with that financing we've showed there it's 7 to 8 years which includes property taxes and stuff like that, you wanna scroll down a little further Christie? Dave: all right hello, hello. Welcome, welcome, welcome to Land Stories live. This is the first show that we've ever done today and our mission here in Land Stories live is we want to help hundreds of people like you own land - maybe even thousands of people eventually. And more importantly than that, we want to tell your story, your land story. And so my friends we're gonna be doing this on Mondays and Tuesdays around 11am central and around 4pm central on Tuesdays. And so we're gonna try this, hopefully it goes great. We're planning on launching a podcast. We're gonna turn these shows into audio format as well as having exclusive just audio podcast episodes. So, we're so glad you are with us on this journey.
And just to give you a little bit of a background, we really consider ourselves a family-run business. We are dedicated to helping you fulfil your dreams of buying land that you deserve, whether you want to hunt, whether want to camp, whether you wanna fish or off-road or spend family time together, we are in this business of trying to help you create memories for generations to come. Now, I wanna tell you a little bit of a story about why; why did we start investing in land and why do we feel this mission is so important to us? Well, I'll tell you it all started for me back when I lived in Seattle. I'm originally from California, Alton southern California within Laguna Hills is where I went to high school. And I went up to Seattle for college and my wife and I met there.
And when I was in college, my folks had quite a bit of residential real estate, houses. And they had bought one out in Manchester, Washington which is across the bay from Seattle. And the gentleman that ended up renting the house was in the Navy and so we appreciated his service. This was back in 2002, 2002 and he got called up for the Gulf War. So, he's gone for months and months and months at a time and we weren't collecting rent. And he had changed some stuff in the house and we weren't big fans of that but we wanted to support him while he was serving the country and due to some of those collection problems and issues it just really kind of burned me out on real estate. And as my wife and I got married I said, you know, it'd be kind of cool but gosh, it takes so much time.
I knew the time it would take to have that kind of business. Fast-forward a few years later, my wife and I had our youngest daughter. She was born super-duper-duper premature. She was born 12.4 ounces. She was less than a pound when she was born, our little miracle girl. And you can probably see in the background there with my family photos, my family. And the thing that really changed for me is I ended starting another podcast that actually was specific for financial freedom for doctors. If you ever wanna check it out, it's the Freedom Formula for Physicians because of the experiences we had out in the [inaudible: 0:04:00.2] and I heard about investing in land as part of that journey of having my podcast. And I thought wow, it sounds pretty cool but man do I really wanna get back in the real estate game?
And as I started exploring it, I really found out that I had some knowledge and some skills that really just seemed to tailor well for this business. And then as we started selling our first few properties, what really made it for me was people were excited about land. And we come in often with a lot of our land and people, let's say a property costs 5000 dollars or 10,000 dollars, a lot of people don't have that cash but what they can do is they can put maybe a few hundred dollars down and they can make monthly payments maybe 65 dollars a month or a hundred dollars a month or 300 dollars a month on a property so that they can own it. And people are just so happy and I was getting so much in the way of great feedback that I said man, I love this. What an awesome way to help people.
And so we've done more and more and more of it and we now have something like 40 properties in our inventory. It's frankly probably a little bit of addiction for me. It's as much a hobby as it is a business so I love talking about land, I love learning about land and what you're gonna see as we go on later today one of my team members Christie, Christie Limon, she's from Houston originally and she is someone that has been wonderful as an addition to our team. She loves to surf and loves wildlife and we'll talk more about Christie when she's on and she's gonna be featuring one of our properties out in Arizona and talking through it. And we're gonna meet tomorrow, Mia, as part of the team. Mia is gonna talk about one of our Colorado properties and what's happening in Colorado. Dave: and then the other thing that I wanted to do today was to walk you through that, where do have properties, what does that look like? So, I'm gonna share my screen here. So, this is our website, Generation Family Properties. You can go to genfamproperties.com, you can check out all of our listings if you go and you do a search here. You could look to see down payments, states, whether it's available or sold, you can look at different sizes to create a filter to go and find our available properties. One of the properties that we have available right now we have three featured listings. These are some of our latest listings. This one right here is ten acres out in Park County. And what I love about this property is you can see it has gorgeous views, it has trees on it, you can see it has a little bit of a slope to the property and some areas you know are a little more flatter of course.
But it's amazing to look at. You can look on our website here, you can see a video that our photographer took. You can see the taxes, we got a google map link to the property. Let's check that out. So, you can see it's right here. The property boundaries is something like this. We have plat maps that we can show you. So, you get onto the property here off of Koweta trail. And if I zoom out I'll show you kind of where this is located. So, you can see there's Agate Mountain right here. We're surrounded by peaks and this is a bunch of mountains all around this property. So, 360 degrees worth of mountain views. There's Pikes Peak. A little further to the east there's Colorado Springs. If we do a directions to Colorado Springs, let's see how far it is you're. About two hours from Colorado Springs. The nearest city you can see there is Guffey over here, Hartsel.
We've owned some properties over here in Hartsel, kind of over here in Hartsel. This one's a little further south. You can see that the national forest, Pike National Forest, is over here as it goes around you got the Sangre de Cristo Mountain range that goes here. Denver is a little further to the north up here in this particular corner. Fairplay is the county seat out of Park County. Park County looks something like this, if I was to draw a rough map. So, it's a big chunk and you can see there is all this land here so there's mountaining land in Park County. This one is particularly unique, you can see a lot of this county doesn't have trees but this property does. So, it's one of the few places where you actually do have trees on which I think makes it unique For this particular property, we are looking for, it's one of our more expensive ones, about 30,000 dollars cash.
Which if you're a cash buyer we are willing to negotiate some. So, send us your best offer if you might wanna buy this property in cash. Alternatively, if you wanna do owner financing, we're looking for less than 10% down; just 2200 dollars to get started of which 249 dollars of document fee and then 2000 dollars of equity and then we're looking for about 500 bucks a month and these are minimums. If you can do more, you can actually save yourself some time and money. So, we'll talk about owner financing in another future episode of this live show. You can see here down at the bottom we always have some great property details like that's a subdivision, what's the size, what's the pricing, what's the parcel numbers? In this case, this is actually two separate parcel numbers.
Also, we have the legal description we have the google map link down here, the latitude, longitude of each of the four corners. So, this is the northwest corner, the northeast corner, the southwest corner, the southeast corner of the property. We got the taxes, the zoning, which one of the cool things about Park County is you actually can build a tiny home so 200 square feet is the minimum. People often ask about the mobile tiny homes; those you can't do here, you actually have to set a foundation for your tiny home but the good news is you can do it. So, definitely this is a great property to check out. So, if you're interested in Park County, definitely check out this blog post that Christie wrote. There is some really cool stuff in here. She highlights three of these places which I thought would be fun to take a look at. This is Kenosha Pass. If you ever have the chance to drive from Denver 285 you can see meets about right here by I-70 in Denver. This is a beautiful drive and 285 has this gorgeous pass as you come out into Jefferson so definitely make sure to check that out - Kenosha Pass. The national forest, Pike National Forest we talked about. Another really cool location that Christie highlighted on the blog is Montgomery Reserve, see this beautiful waterfall. You're up in the mountains here; this is northwest of Fairplay.
So, our property we were talking about is down south here, south of Hartsel. So, the reservoir's there, national forest here, what we were just talking about, Kenosha Pass, is up here. So, all of those things are close. You can see there's lots of lakes and fishing spots which we will feature in a future podcast and our live show.
