  • Ep. 138 - The Art of Wholesaling Real Estate, with Ben Humble Wholesaler
    Key Takeaways:

    - There's is no shortcuts to real estate. It's a business like any other.
    - Real estate is not that scary.
    - What is wholesaling.
    - How to find deals. Look for opportunities all over the place.
    - How you find them is not as important as what you do with it when you find it.
    - You need to know the values in your area before you can assess a property.
    - Be transparent, when you try to hide things you will get in trouble.
    - How to find buyers to assign your contracts to.

Ben Muresan, aka, “Humble Wholesaler”, has been a Canadian Real Estate Investor for 12 years. In his early 20’s Ben spent money on every Real Estate course/training that was available. Leaving University early to pursue a cleaning business, Ben always had a passion for understanding Real Estate and business growth. Although he gained plenty of book knowledge, he didn’t take massive action until 2009. During the economic downturn, Ben used the opportunity to “jump in with both feet”. The experience he gained from “hustling” everyday for 10 years, has given him perspective and plenty of “street smarts”. Having completed 118 Real Estate deals, Ben’s focus is on Real Estate Wholesaling and mentoring.

Mindset and Purpose have been critical to Ben’s success as a business owner and as a faith-based Christian. He seeks wisdom and relationships that can help him achieve his calling of faithful stewardship. Coming to Canada as an immigrant, Ben’s work ethic has driven him to gain success as an investor. Ben is now the largest private buyer in Windsor, ON. His retail company, Forte Real Estate, is a community focused housing initiative, which makes home ownership affordable for hard-working families. His passion for doing deals and helping people, is fundamental in his Real Estate Wholesaling business. Giving back to his community and church are very important parts of his long-term goals. He loves sharing his passion for business with other investors, and truly aspires to be a mentor who helps students grow, learning from his life lessons. Faith and family are highly important to Ben and he lives by this mindset, “take care of people, and the profit will come”.

  • Ep. 135 - Becoming a Fruitful Investor, with Mat Piche
    Key Takeaways:

    - It's hard to grow your business when you're fixing toilets.
    - You have to work on the things that make you the most money...finding money and finding properties.
    - The ups and downs of investing in single family homes.
    - Every property must cash flow including property manager, vacancy fund and repairs.
    - How to select the neighbourhood to invest in.
    - How to simplify your renovations by using a system.
    - The number one thing that can ruin your business is contractors.
    - Take the time and don't underestimate the importance of finding a good contractor.
    - The pros and cons of being a realtor to help your investing.
    - How to choose your investing strategy...start with the end goal.

Coming from a long line of carpenters, Mat has always had an interest in building and renovations- you could even say it is in his ‘blood.’ Combine this with his passion for real estate investing and his desire to achieve financial freedom for both himself and his clients and together you have one motivated real estate agent!

As a child, Mat’s family struggled financially like many others and early on, he knew that there was more to life than just ‘living to get by.’ After graduating from high school, he began his carpentry apprenticeship with a small renovations company, working alongside two senior employees who soon became his mentors. With the help from his mentors, Mat soon became a skilled carpenter in residential renovations. A contract with Ontario Housing solidified these skills as he gained both hands on experience and knowledge of residential homes early in his career.

Nearing the end of his apprenticeship, Mat began to question his future as a company-employed carpenter. While he loved the work, he found himself caught up in the never-ending ‘rat-race’ they call life- waking up at 5:45am to be at work by 7:00am, racing home at 5:00pm to eat dinner and go to bed, just to start the cycle again the next day. As a 20 year old, this is something he had never envisioned for himself and he delved into a journey of self-reflection and analysis. While for some this type of self-reflection comes later in life, for Mat this type-A mentality was nothing new.

Knowing he needed to take control of his life, Mat quickly shifted his focus to real estate investing. He constantly studied the ins and outs of how to purchase property like a sophisticated investor. Much of his knowledge and guidance came from his membership to REIN (Real Estate Investment Network), a network he is still actively involved with today.

With his new arsenal of knowledge, Mat took control of his life for the first time and bought his first investment property on his 22nd birthday. This purchase marked a major turning point in his life, giving him the confidence he needed to quit his job and start his own renovation company strictly for other investors. Mat’s innovative renovation methods for saving client’s money set him apart from his competitors and earned him the respect of many local investors, allowing him to build strong relationships and connections with them. Being in control of his schedule was something that he appreciated, especially the freedom that came along with it.

As he continued to meet investors at networking events such as REIN, he noticed that their complaints were all the same- “I can’t find a realtor who KNOWS the business of investing and the analysis that is required.” With this in mind, Mat began to wonder about a future in selling real estate.

When he analyzed the pros and cons connected to his current career path, he found that he was not completely satisfied. While he had a passion for renovating and helping his clients achieve their goals, he no longer appreciated the backbreaking,

  • Ep. 130 - Subsidised Housing, with Mandy Branham
    Key Takeaways:

    - Where they get there income is not a determining factor of renting to someone.
    - Some types of housing lend themselves to subsidised renters.
    - Who is the person in front of you, who are they becoming and how can you help them.
    - Different types of property have different tenant profiles.
    - Those with support worker are another check on your property.
    - Tenants on subsidies are often long term, stable renters.
    - Not all low priced housing is low income pricing.
We began our real estate journey in April 2001.  We purchased our first home after penny pinching for three months to save for the down payment!  We bought a house in Midland knowing it was small but comfortable for our upcoming family.  After having our daughter, we moved up to a larger, new home in Victoria Harbour in 2004.  We sold our starter to my brother, allowing him to join the home ownership world with a very nice family discount.
Our family grew, and so became busier and busier.  In 2006, Larry’s employer went through some hard times, as did our financial investments.  We felt it was a good opportunity to create our own safety net.  We took a second mortgage and purchased our first rental property.  It was a very large learning curve, being landlords for the first time, paying two sets of bills, and collecting monthly rents. We enjoyed learning so many new skills.  In 2007 we moved our family back to Midland to a fixer-upper home.  We did all the renovations ourselves and were very happy with the end results.  Larry always said it was 5-year flip, but I felt differently.  We were both correct.  In early 2012 we started down a path to personal development, both as individuals as well as a Power Couple!  We started to look into the further and set goals: where we saw ourselves in five years, ten years, and our family generational legacy.

We made our largest move to our current home at the end of 2012, retaining the fixer-upper with tenants arranged prior to us leaving.  That transaction situated us owning three properties.  Our Cash Flow had started.

We have audacious goals to help and invest in 1000 families. We want to share our experiences with others.

We read books, we are purposeful, we are grateful, and we reaffirm our dreams and goals daily.  We attend workshops, seminars, webinars, work with coaches, and surround ourselves with like-minded, goal oriented people.  We have traded our car radio for a Success audio library, listening to instructional and motivational CD’s.

We work hard.  We may have some great results, but those results have been the outcome of sacrifice, and time!

There is still a long way to go, but the journey is the beautiful part.

2016 has been the craziest year so far.   We accumulated 15 new properties, 11 as Joint Ventures, 4 on our own.  Many Duplexes, 2- Triplexes, 2-4plexes and an 8plex!

I love using real estate to meet my investment goals.

    Those goals change over time.

When I became a father back in Aug 2005, the goal was "to create long term wealth via equity appreciation"

When my wife passed away suddenly in Oct 2014, the goal changed to "i need my real estate to support me financially as I deal with her passing"

After a period of mourning and making huge everyday adjustments in life, the goal now is to use real estate to create income.

    How?

    Private Mortgage Lending

After lots of research and set up time, I found a legal and structured way to involve others in private mortgage lending.
