In Charleston, we are so lucky to have a variety of concert venues that draw the big names and those just getting started. If you're looking for live entertainment, you may not have to look further than your neighborhood park. My top venues to watch a show include the Wind Jammer on the Isle of Palms Credit One stadium on Daniel island and the Music Farm in downtown Charleston. Hey, y'all I'm at my newest listing on Dewees island 382 Pelican flight drive. It's just under 2,500 square feet. It's four bedrooms and three and a half bathrooms. Let's take a tour. 

Y’all, this home sits on just over two acres and has beach access path across the street. I can actually stand out here and hear the ocean waves crashing.

So we are on the top floor. This home is a reverse floor plan where the top floor is gonna have your kitchen living room and master bedroom. This is an open concept layout where the kitchen overlooks the living room. 

Here is the living room, which has the kitchen just behind it here. You can see we have this beautiful wood ceiling and the view looks out over these stunning live Oaks and palmettos and marshland.

We have this amazing screened in porch, just here off of the kitchen. and you can take that out to the deck that goes the whole length of the house.

We're out on the deck. As I mentioned is the length of the home. We have a little bit of a rain shower right now, but it's really kind of perfect, you can sit out here and listen to the tree frogs. 

Here is that stunning marsh view that I mentioned. You can see some water through the trees. You have beautiful live Oaks on this property, Palmetto trees, and you can see off there in the distance, that is a house for Barred owls, which these folks have had come and nest there for several years.

Now, there are three landings for the elevator, and this is where the elevator comes on the top floor, which is super convenient to bringing in your groceries to the kitchen and taking trash down.

And we enter the master bedroom just off the main living area. You can see there's an abundance of natural light in here, and you have this beautiful wood ceiling. There is a den just off of the master, which would be perfect for anyone who needs an at home office.

Hey, y'all I'm at my newest listing at 255 Pelican Flight Drive on Dewees island. It is an ocean front home, four bedrooms, three and a half bathrooms, 4,000 square feet, and nearly two acres of land. Check out this view. Now let's take a tour.

Y’all, we are in the entrance foyer here at 255 Pelican Flight Drive. This is a great entrance to the house. It's very welcoming, very wide. So if you need to move furniture in or out, you have a perfect opportunity to here. You do have a landing here for the elevator, and this is a floor where all of your guest rooms are and your office. Let's take a look at those.

For anyone that is working from home or needs to do some schoolwork, you have this grand office here on the first floor, lots of cabinets, drawers, plenty of space for storage. Also have this view of the grand Oaks, and there's a pocket door here so that you can close this off and create a very nice, comfortable, quiet zone.

Just down the hall from the front door, you have a library that leads you into the junior master. Within the junior master, you have your own sitting area. This was a favorite spot for the sellers here to sit and read some books. And it really feels like a tree house in this space, it’s so quiet and you feel like you're in your own world and you can get just, just get lost in whichever novel you're reading.

The en suite does have a full bath and this shower has a tub.

You have this great laundry room here. There is a freezer for extra storage, a nice counter for folding, a utility sink, lots of cabinets, washer and dryer will convey with the home. And this is a great area for washing off pets or any clothes or personal items that can't go in the laundry.

Off the laundry we have one of the bedrooms here. This is a great room for little ones that are visiting. They can have a fantastic sleepover. Lots of giggles I think would be coming out of this space here.

Here we have the third guest bedroom and you can see we have those Transo windows up there. They let in a lot of natural light and move the air around this house, fabulously. And this third bedroom also has an en suite. We have a sink and a shower with a tub.

Now this is the first floor screened porch. You can access this porch from the guest bedroom and from the hallway, and you can see they have a hammock here to relax and enjoy a couple chairs. I'm still feeling a great breeze today. We've got a little light wind today, and you can feel that coming in here to the porch, it's a great spot to sit and visit with family and if you listen, you just hear the sounds of summer with the cicadas and the crashing waves.

So as we go back into the house, I'm gonna show you what I think is my favorite room in all of Charleston. I know what thinking, this is your favorite room, a closet? But y'all, this is actually a temperature controlled wine closet. Obviously the sellers did not leave us their wine, unfortunately, and they are using it as a closet space. But I can just imagine this, these shelves full of wine, all of my favorite reds and roses, which if y'all don't know, those are what I like and just have it perfectly controlled and ready for opening at the end of a busy day.

Seabrook island is a gated resort community located about 45 minutes outside of Charleston.

Here we are at the community lake club that houses the fitness center and indoor swimming pool.

Seabrook has a very unique amenity in that they have an equestrian center. I don't know of any other clubs in Charleston that have this amenity

Have you been looking for an ocean front piece of property, but don't wanna spend 3 to $6 million? Let me tell you about the perfect home site that I have for you listed for $164,000.

All right. Y'all I'm standing on 10 B Dewis Inlet drive, again, listed for 164. This is 1.6 of ocean front acreage has an amazing unobstructed view. Let me show you.

Well y'all this is an amazing lot. You can see how the sunset kind of comes through the trees there and you have this beautiful grand Oak. We're also up on a little bit of a high bluff. And if you can barely see the neighbor through that Oak tree, that would be your nearest neighbor, but let me show you where you really wanna build your house.

All right, Y’all. So right beyond these pine trees, you're gonna have a wide open view of the ocean. There is a protective wetland between you and the beach, and I'll show you that here in a second.

So this is your nearest neighbor and we are definitely closer to them than your home will be. But I like to show you kind of how they built their house and how close they are to the wetlands. You can see that they also have an unobstructed view from their deck.

All right. Y'all if you listen closely, you can hear the ocean. Well y'all, that would be your home site right in there. And you can see you're gonna build your home kind of close, similar to what your neighbors did to take advantage of that unobstructed ocean view. They still have some obstruction with trees, but you won't have that on this lot. And to give you a look at this protected wetland here, this is a great buffer from any storm surge that we could have in the future with hurricanes. And it also provides you ample protection so that your flood insurance won't be too bad.

So here is your sweeping ocean view, and you'll look out towards the Dewis inlet, Isle of Palms and the Atlantic ocean.

Now there's no community beach access path over here. So really the only people that you'll ever see are your neighbors.

Several features of this home site that I really like is you're gonna have the unobstructed ocean view. There's no community beach access point on this side of the island. So there really won't be anyone on this beach and you're super close to Hyler house. So you can just pop on over and jump in the pool whenever you want. Y'all lot 30, which is 359 Pelican flight drive on Dewees island. It's ocean front property. It's got amazing grand Oaks on it and some great buffers from the road with a wetlands that blooms these beautiful purple marshal flowers in the fall. Let's take a look.

So y'all, here's that wetlands in the front of the property. That is a great buffer from the roadway. There's my golf cart sitting on your shared driveway, which you share with the neighbor. So all responsibility and maintenance is shared as well, but this is how you'll get all the big equipment and heavy trucks to your property to build your house. You probably want your driveway to come on down through here and then split off to your property, which is on the left. We are standing in the best buildable area on this home site. You see, you have an oak tree there, you have this amazing grand Oak tree right here that I would love to see someone highlight around a porch. And then there's that wetlands just beyond. So you'll be at least 10 feet off of that. You have an Oak over there and here, and then right out front of your lot, these are all things you'll want to discuss with the ARB about what you can do with your home.Do you wanna try and work around them to build your house or see if they will allow you to remove them. So here is your nearest neighbor on this side and you probably won't get any closer to them than where I am right now. You can see if we look out there, the ocean is just straight ahead. Let's go find it. 

All right. Y'all I am standing at about as far forward as you're gonna be able to build your property. You can see we've got some wetlands vegetation here, but a survey would absolutely be able to define that much better than my eyeballs. You can see you've got this really cool Oak tree right there beyond those palmettos. So if you relocated those palmettos and opened up the view through that Oak tree, you're gonna have an amazing ocean view right here.

You also have this stunning Oak tree that is just dripping in Spanish Moss and Southern charm. See all, this is what the view could look like from your first livable floor and see the ocean out there. My recommendation would be to bring an arborist in, to kind of clean it up so that you can look through this a little bit better, but this is essentially where your bedroom level would be looking out to the ocean and falling asleep to the sound of the waves. Y’all, we are standing of what would be your beach. You have this amazing expansive water view. Way off in the distance, there is Isle of Palms. Otherwise you just sit here and enjoy peaceful serenity. Here's what it looks like from the beach. You can see the neighbor there. It's your nearest neighbor, and we can get your house up over those trees and just enjoy the ocean view. So y'all, if you are looking for ocean front for under $200,000, this lot is perfect for you. Charleston has several amazing places to watch the sunset, but I want to share my favorite spots with you!

Alhambra Hall is a public park in the Old Village section of Mount Pleasant. The stunning view looks out over the city of Charleston and the Harbor. Be sure to bring your fur-baby to play with other pups in the dog park! There’s a children's playground directly across the street for your little ones.

Fort Moultrie on Sullivans Island is another great place! Sit on the rock jetty and watch the sunset over Fort Sumter and the city of Charleston. Most likely you’ll also get a view of the dolphins playing in the surf!

And of course I love the view from Dewees Island! There’s several great spots on the island to enjoy the sunset or if you catch the ferry at the right time you’ll get a breathtaking view from the top deck! Now if you don’t have access to Dewees but you do have a boat I highly recommend you taking a cruise out on the intercoastal to enjoy the sunset views!
