You want to encourage your buyers to discuss all their financial information to the loan officer.  Make sure you document large deposits.

We have talked about your ability to pay and your history.  Now we are looking at whether you can come up with the down payment or not.  This is your assets.

This leg is the income leg.  Sometimes they have to look a little deeper if you are self-employed.
