    On today’s episode of Making Bank, we have Dave Woodward, CRO of ClickFunnels. He graduated from Brigham Young University. He became a regional director of Marico, a local Texas firm, which he took national in just two years. Dave then founded Monopolize Inc. A direct response marketing agency focused on financial services and the real estate industry. But he recognized a once-in-a-lifetime opportunity when he met Russell Brunson and Todd Dickerson, the two founders of ClickFunnels back in 2014 when the company was just a startup. For Dave, it was never about the title of CEO, it's about results, and in addition to his CEO duties, Dave is the energetic host of the Wiley Popular podcast, ClickFunnels Radio.

    Dave talks about having a mortgage business that crashed in 2008 through 2012, which he managed to get out of when he was approached for startup training by Russell and Todd. This was the beginning of his regaining his business life and one thing led to another till eventually, ClickFunnels became successful.

    Dave explains how the first initial moments they faced a huge crisis when their database went down. They were all worried and did not know what to do but eventually, they managed to fix the problem, and throughout it all, they were transparent to their customers. They let them know what the issue was and it was eventually fixed and they were up and running again.

    Dave talks about how they started facing problems because many of the customers wanted more and better support and they were not able to provide that to them. But as they grew more and more they got better with it and now even have phone support, chat support, and social media support.

    Dave talks about the main reason for ClickFunnels doing so well was because everyone who worked there is treated specially.     We spend way too much time thinking someone is better than us and we void ourselves of opportunities thinking we won’t be good at them anyway but in reality, we are all just figuring it out. No one is born smart. Everyone is just trying to figure out how life is. That is why it is also so important to exercise the muscles in our brains. We need to keep exercising our brains with ideas so that we can thrive and make it out in this world. 
     
    (15:26) Love The Culture And Have Relentless Pursuit
    It is very important to also love whatever you do, whatever business you start, and make it like your own culture because when you do that, productivity just increases tenfold. It is also very important to keep having relentless pursuit. Rome was not built in a day. Constant pursuit is the key to success.

    All fortune is in the follow-up and follow-through. If we are not loyal to our choices, our ideas, and our goals we will never achieve success. Having a negative mindset is also something that can ruin our success. Sometimes we can achieve so much and still feel empty and unhappy. This is because we have a negative mindset. Changing the mindset will change the entire narrative of our lives.

What is the median income of that submarket or track that you're purchasing? What is the vintage of the asset that you're comfortable with taking down? The list goes on. This will give you clarity and you can quickly remove deals off your desk when they don't make sense, so you're not wasting time with them.

    Many times, the biggest challenge will be property management. Especially if you are doing third party management then you really have to manage that relationship tightly as an asset manager. It is recommended that everyone gets on with their property managers at least once a week. You're the leader of that, you're dictating the cadence of accountability, what things are supposed to look like, and not just saying that this is just an investment and pushing it off and hoping that they take care of it.

    For long terms, whether it's multi or single, property management is the way to go. As for the short term clients, they are mainly taught how to manage their property remotely so that they don't have to use a property manager because in the short term, the average property management split is 20% of your gross. It is so much better to manage on their own than to pay a property manager a huge amount of money just for it.

    Never stop raising capital. Entrepreneurship is self-improvement in disguise and if you can really understand that, then you're gonna have a lot more fun.
