Real estate agents are using AI completely wrong. And it's making your content worse.

If you're copy-pasting AI scripts, letting ChatGPT write your captions, or expecting AI to replace your brain, you need to hear this.

Your content sounds exactly like everyone else's. Generic. Robotic. Zero personality. That's AI slop.

I'm not anti-AI. I use it every day. But I use it to amplify my voice, not replace it. Most agents are doing it backwards.

The biggest mistakes:

Agents are getting lazy. They feed AI a topic and post it without editing. Without adding their voice. Without any thought. The result? Content that sounds like a robot.

Copy-paste problem: Stop using AI output verbatim. It sounds robotic. You're training yourself to get WORSE at content because you're not using that muscle anymore.

Wrong tool problem: Most agents only use ChatGPT. That's a mistake. ChatGPT is great for research. But for content writing? Claude destroys it. For YouTube? Use Gemini. For images? Gemini's Nano Banana. Use the right tool.

Listing descriptions: "This stunning home features..." Stop. Every AI listing sounds identical. Feed AI YOUR notes. Let it organize. But YOU provide the soul.

Fact-checking: AI hallucinates numbers constantly. Stats. Dates. Local data. If you're not fact-checking, you're destroying credibility.

The laziness problem: When you stop writing yourself, you lose that muscle. You get worse. Then you're more reliant on AI slop.

How I actually use AI: First drafts only (then heavily edit), organizing thoughts, formatting/grammar, brainstorming, research.

What I DON'T use AI for: Final drafts (ever), replacing my thinking, replacing my voice, avoiding real work.

I've trained my AI on hundreds of transcripts. It still only gets me 85-90% there. You still do the last 10-20%.

Your content doesn't suck. But you're making two massive mistakes that are killing your reach.

I'm speaking on a panel today about the biggest social media mistakes agents make, and I've been thinking about what actually separates content that works from content that dies in the feed. After coaching hundreds of agents and reviewing thousands of posts, it comes down to two things.

Mistake #1: You're only focused on education.

If it's only educational but not interesting or entertaining, you're missing the mark. The bar has gotten so much higher on social over the last couple years. Educational content used to be enough. Not anymore. There's a ton of great educational content out there, but if it's boring, nobody watches.

You need edutainment. Education plus entertainment. Education plus personality.

I'm not saying you have to dance or do goofy skits if that's not your style. But it has to be entertaining. You've got to figure out a way within your personality to make it fun.

Be yourself plus 20%. Add a little energy. Add voice inflection. Show some personality. Stop overthinking it.

I'll give you real examples in this episode:

• The pothole with googly eyes that went viral
• The construction barrel "Utah State tree" post that got massive shares
• How to make educational content actually interesting

Mistake #2: The beginning of your content sucks.

What people see and hear in the first 1-3 seconds is everything. You could nail the delivery later, but if you don't grab their attention upfront, they're scrolling.

I break down the 3-step hook formula:

1. Powerful opinion or bold statement (never introduce yourself, never tell them the topic)
2. Context sentence (credibility that tells them why they should listen)
3. Raise the stakes (make them feel the cost of leaving before the payoff)

Example: Instead of "Today I'm going to tell you about FHA loans," try "I can get you in this million dollar house for 35K." They're like "what? how?" Now they're hooked.

Visuals matter just as much as what you say. Colorful backgrounds. Movement. Show them, don't just tell them. Screen record Google Maps. Pull images from Google. Use AI to create visuals if you need to.

This takes practice. Your next piece of content will be better because

Your content doesn't suck. But you're tricking people into thinking it does.

The difference between a video that gets 200 views and one that gets 50,000 views almost never comes down to production quality or your knowledge. It comes down to the first sentence out of your mouth and what people see on screen when your video starts.

I've coached agents on this one thing and watched their reach explode overnight. Today I'm giving you the exact framework you can use to fix it.

Here's the problem: your ideal audience is scrolling past your content in the first 3 seconds. Your hook determines if anyone will see the message that comes after. So many of you already do great content that teaches valuable things, but it's packaged poorly.

The biggest killers I see:

1. Agents introducing themselves at the start (nobody cares who you are yet)
2. Telling people what the video is about (what if they don't care about that topic?)

In this episode, I break down the 3-part hook framework that stops the scroll:

Part 1: Pattern Interrupt - Stop them physically mid-scroll with bold statements, specific numbers, or unexpected claims

Part 2: Stakes - Make them care RIGHT NOW by showing why this matters to their house, their money, their situation

Part 3: Promise - Tell them exactly what they'll get if they keep watching

I also give you 6 different hook types you can copy today:

• The Painful Truth
• The Counterintuitive Claim
• The Mirror Moment
• Specific Numbers
• The Incoming Disruption
• The Personal Story

Then I walk through before/after examples for market updates, buyer tips, and listing tours so you can see exactly how to apply this.

This isn't complicated. You just need to be thoughtful about stopping their scroll, making it matter to them, and promising specific value. Do that and your videos will explode.

I've reviewed hundreds, maybe thousands, of agent social media profiles. And there's one pattern that keeps showing up. The agents crushing it on social all do this one thing differently. The ones struggling? They're missing it completely.
