Today we are going to talk about how buying your first home can lead to a real estate empire.
My suggestion to all people looking to buy their first home, is to buy a 2-3 family in secondary or tertiary markets, primarily in the outer boroughs, and Upper Manhattan, and here's how it plays out.
Your rents will help bring down your mortgage payment, almost to the same you a spending now.
The biggest challenge is coming up with the down payment, and yes that's a large chunk of change. But, you can buy things with as little as 3.5% down, even in multi-families.
First, talk to a mortgage broker
Save your money,
get your shit together
& buy.
And now here's why:
Because when you buy a multi-family and the market appreciated in 4-5 year, you can pull some of that equity out and buy another one.
As long as you are covering your costs on what your next acquisition is with the rent roll, you're safe. People worry about overextending themselves, but don't ever take the risk associated with growth.
So, buy your first home, as a multifamily, get some good tenants, and then wait until it appreciates. Once it appreciates, pull some equity out, and buy another multi-family, and do this same thing over and over. And if you do this for 10, 15, 20 years, next thing you know you have 4 of 5 properties.
That's how our parents generation did it, and that the ONLY way without significant amount of wealth, in order to do it yourself
