Safe Haven for the Homeless in Tennessee

Safe Haven Family Shelter was founded in 1984. For 33 years now and still counting, it has been serving families that are experiencing homelessness.

“The core of our mission remains the same and that is keeping those families together, giving them an opportunity to have solutions to the barriers that are facing them.” – Rachael Wilkins

It started with five families and now they concurrently serve about 55 families in the community.

What Sets the Shelter Apart

Safe Haven Family Shelter is the only shelter in Mid Tennesse that accommodates families. It accepts couples with children, single parent families with children, and multi-generational families with children up to 18 years old.

“We have a comprehensive program that really addresses those needs of not only the parents as far as finding housing but the children as well.” – Rachael Wilkins

Families have a variety of reasons why they arrive there. But the Shelter is more than just providing them with homes. It seeks to provide the families with support from which they can benefit long term.

Enriching Programs for the Families

There are a lot of programs prepared for the families. They include workforce development, parenting classes, education and wellness activities, and financial literacy.

The Shelter makes sure that both parents and children learn from the programs. The staff also sees to it that the families are able to stay independent even after leaving Safe Haven Family Shelter.

Guest #2: Mickey Manis

Mickey has been in appraisals for around 26 years now. His dad enrolled him to a real estate and auctioneering school when he was 16. He fell in love with it in the end.

“Doing both appraisal and real estate has its challenges on a time perspective, but I love doing both of them.” – Mickey Manis

He waited until he turned 18 to get a license, and worked with his dad afterward. In 1991, he moved to Nashville where he received an opportunity for work.

Challenges in Appraisals

Mickey scored the highest in appraisals when he took the real estate exam. But he’s had his own challenges in the field, too.

He shares that the toughest part of being an appraiser is the stress of the deadlines. Sometimes he needed to rush things in order to get the project done.

David works with Limestone Title and Escrow. They have offices in middle Tennesse, Alabama, and Kentucky.

He studied finance while in college, but landed in the real estate industry. He’s been working for around 17 years now on titles since a friend offered him the job. His family now resides in Nashville, and he has been happily married with three kids.

Significance of Title Insurance

Title insurance is important in real estate transactions. A number of things could be tied to any piece of property that you own.

“When a buyer’s taking a property, they want to make sure that it is coming unencumbered from anything the seller had on it.” – David Webber

Most buyers do not see the significance of making sure nothing is on their way. They are just happy to get the house they want. David and his team can run a search for them and check any existing lien or unencumberance.

Ryan started building in 2005. He primarily builds custom homes in Wilson County, but he also does work in the surrounding counties of middle Tennessee.

“When you’re building a custom home, there is a certain amount of due process and time that the consumer expects and deserves.” – Ryan Stephens

He does his best in the services he offers and makes it to the point to understand his client’s needs and expectations.

Advantage and Misconception on Custom Houses

Custom houses offer a couple of advantages. Sometimes clients want something that isn’t available. The client’s budget can also make it difficult to choose.

“One of the things that you see on a spec built product is those are cost efficient homes. There’s a reason why those builders are building those plans.” – Ryan Stephens

Ryan shares that one of the biggest misconceptions is in the costing basis. The cost per square foot can be subjective to the location, floor plan, and design.

Terry and his wife moved to Nashville in the late 1980s. His job at the NFL enabled him to know more about insurance agents. All State Insurance changed the way he looked at agents.

Learn All About A Door To Hope with Brent Gambrell

Learn All About A Door To Hope with Brent Gambrell as he talks about why he has served in Haiti over the last 15 years! Brent also talks about a book he will be launching in September. Join me for the month of August by helping reach a goal of $5,500 to build a home in Haiti.

A Thriving Ministry in Haiti

Brent has been serving in Haiti for 15 years already. He was introduced to it through a friend. The ministry needed someone to help them out.

He had so many excuses for not going. In the end, he went, stayed in Haiti and fell in love with the people.

“It’s been crazy. God’s really blessed it.” – Brent Gambrell

Their team was there even before the earthquake happened. Looking back, he finds it amazing how they thrived through those many years.

Mission to Sustain and Grow

From what he remembers, around twenty thousand NGOs existed in Haiti after the earthquake. Now, the numbers have lowered to around ten thousand.

“We were in Haiti before Haiti was cool. We were in it for the long haul and we still are.” – Brent Gambrell

Brent and the team aim for sustainability. They work alongside organizations, pastors and churches. A Door to Hope Ministries primarily has three programs: education, Blocks of Hope, and Foundation of Hope.

Ministry Facility and the Haitian Community

A Door to Hope ministries has had a number of partners. They currently have a new air-conditioned facility on a beach in Haiti. You may visit them anytime.

“They are the sweetest people. They are hospitable and love their neighbors.” – Brent Gambrell

Haitians naturally have a warm society. When the Ministry builds homes, they just build it with two rooms. Haitians are outside most of the time.

Julie was born in Washington D.C. and was raised in Maryland. That gave her the privilege to sing for three US presidents. Her gift also led her to sing back up for popular artists, such as Christina Aguilera and Tony Bennett.

She appreciates the fact that she is able to work on music from the comfort of her home. She enjoys working with other artists in her field.

Last week, we heard Brandon talk about credit repair. Today, he discusses all things related to home loans. What type of loan should you have and what is the best way for you to do it?

Brandon advises looking at the overall financial picture. He’s been with clients who are willing to wait for years for them to put down.

“If interest rates change, many times your purchasing power will fall two or three times from what you saved to put down.” -Brandon Hutcheson

But sometimes waiting isn’t the best option to follow. According to him, it depends on the client and his financial situation. There are loan programs with little or no money down.

Brandon has been in the business of credit repair for over 16 years already. He started with not a lot of knowledge and experience, but he loved his work.

He and his wife have worked together in the business. They are thankful that they survived the tough years in the industry.

Factors in Credit Score

According to Brandon, payment history is among the biggest factors that affect the credit score. The first thing to consider is whether you make payments on time on particular accounts.

“There is always a way to improve credit no matter how good your credit is, because it’s actually impossible maximize out the credit algorithm.” -Brandon Hutcheson

Apart from making payments on time, the next thing to consider is whether your history had negative events. Think about the links in those events.

Aaron has been a church staff since 2004. His passion for music started way back when he was still a little kid. He grew up listening to gospel and country music.

As he grew, he participated in different music ventures. He also started writing original songs. He can sing as well as play the guitar and the piano.

On today’s episode, Andrew Buckwalter introduces the first non-profit he will partner with in Real Estate. Rikki Harris is the CEO of Tennessee Voices for Children, and they are doing some amazing things with their programs as the organization is providing best practice in advocacy and services for the emotional and behavioral well-being of children and their families in the state of Tennessee.

TN Voices for Children’s Mission

The story of Tennessee Voices for Children started way back in 1986. Around that time, Tipper Gore saw the importance of meeting the mental health needs of children.

Her son got into an accident and received support from the community. But her friend’s daughter, who was that time suffering from a bipolar disorder experienced the opposite.

“The needs are growing and the identification of the need is not happening.” -Rikki Harris

That was when Tipper started a coalition to help meet the mental health needs of children. Years later it became known as Tennessee Voices for Children.

Rikki shares how so much work is yet to be fulfilled. More and more young people are suffering in their mental health but there isn’t enough support. They are not getting the help they need.

Programs For and With the Community

TN Voices for Children conducts programs to help the young people. They work with other nonprofits as well. According to Rikki, they intend to resource families.

“In some capacity, we touch every single county with our service.” -Rikki Harris

They serve all 95 counties of Tennessee. The largest service they have is the statewide family support network. Families or suffering individuals can reach out to them to help them get started in obtaining support.

They also partner with schools. Most schools are happy to work with them but sometimes challenges exist.

Youth Life-Saving Program

All the programs conducted by TN Voices for Children are community-based. The deliver their services to homes, schools, churches, and anywhere else where their clients live.

“Our goal is to find out what needs are unmet and then resource them into some ways to meet those needs.” -Rikki Harris

In one of their programs, they visit schools and provide screening to the young people. They gather information about their mental health needs.

They hope to expand to help more young people. In their program, they find that there is at least one and even more who admit that they are thinking about suicide. What they do at TN Voices for Children is definitely life-saving.
