KEY TAKEAWAYS

How many schemes should a property manager have in their portfolio?

  • It doesn’t matter how many units there are in a scheme each scheme generates its own workload.
  • The optimum number of schemes is approximately 15 extending to a maximum of 20 for the property manager to be able to deliver good customer service.
  • It’s a balance finding how many properties you can give to a property manager before you have enough additional properties to justify employing an additional property manager.
  • What happens when you are approached by a potential new client?

    • It’s all about finding out what they want and how  we can help the first questions are always;
    • Why are leaving your current agent?
    • What are they not doing for you?
    • The underlying reasons linked to change are usually a lack of communication and transparency.
    • Communication is about managing expectations. People expect an immediate response so educating people about the role of the manager can help them to understand the individual may be on-site or in meetings as part of their working day.
    • When talking to a potential client it’s important to work out if you can work with them. That your vision and values are aligned with theirs.
    • There are some very good property managers out there, but the client can prevent the property management company from being able to carry out their role effectively.
    • The number one reason clients cite for changing companies is their current property manager leaving.
    • All property managers have a limited time with a particular portfolio as career moves upwards result in them moving into senior property manager or block manager roles.
    • Is there a need for collaboration?

      • Agents typically don’t speak with other agents. Although property management is operational across very different areas even when there is no direct competition there is still a reluctance in communication between managers.
      • There is an overall impression that everyone and everything is fine but in reality, there are challenges every day and talking to another management agent can help to solve the problems.
      • When people share and talk to each other it can lead to creative solutions or confirmation that the solution you are proposing is the best one to resolve the challenge.
      • There is a lot of experience and expertise in the industry, but it is not shared because of the fear of competition.
      • If you care about the industry you should share your knowledge and expertise.
      • BEST MOMENTS

‘We are a service provider and there are a multitude of areas that a property manager must be knowledgeable about’

‘It’s all about how you manage the transition between different property managers in your business’

‘There are some very good property managers out there, but they are not able to do the best they can do’

        ABOUT THE HOST

I don’t know how this works, but you’re here now listening (hopefully) about my

exciting life, so I’m going to try and make this worth your while. I never got

inspired at school, I was too busy trying to impress my peers, chasing girls,

and being a fool to get inspired. I rejected school. But let me tell you

something for free! That was a mistake! I spent the next 15 years in jobs I

hated, with no direction, lacked purpose, and motivation for life. Yes, big

words, but that was me in a box. A slave to the system! Fast forward to today,

and well, I’m not sitting in my ivory tower or anything, but I love life and my

career. Yeah, it’s both painful and exciting rolled and wrapped up into one

giant subway, and who doesn’t love subway rite? The point is, you only get one

life, don’t waste it pursuing things you care nothing for, invest in YOURSELF

and grow as a person, be the best YOU by putting YOU first!
