Welcome to the Ratner Team Market Report for April 2017 In our Residential Market Review for Manhattan, April 2017 data shows the average price per square foot as $1331, and the median price of $1.2 million across 990 total transactions. The top single family residential sale in Manhattan in April 2017 was in the Carnegie Hill neighborhood. It sold for $21,000,000.
The price per square foot was $4140. The least expensive single family residential sale was in the Sugar Hill neighborhood, coming in at just $72,500. The price per square foot was $15. The top condo sale was in the TriBeCa neighborhood. It sold for $30,000,000. The price per square foot was $4896. The least expensive condo residential sale was also in the West Village neighborhood, coming in at just $12,795,000. The top Coop sale in Manhattan was in the Upper West Side neighborhood. It sold for $45,000,000.
The cheapest Coop sale was in the Carnegie Hill neighborhood, coming in at just $5,200,000. The 5 most expensive neighborhoods were TriBeCa with an average of just $2,667 per square foot, West Village at $2,112 per square foot, Flatiron District at $1960, NoMad at $1942, and SoHo at $1905. The 5 least expensive neighborhoods were Inwood with an average of just $448 per square foot, Washington Heights at $598 per square foot, Hudson Heights at $727, Morningside Heights at $758, and Lower East Side Manhattan at $923.
