Michael Jimenez is co-founder and the CXO of Xchange.Loans- The online marketplace for non-performing loans. Which is still pretty opaque and vague. When a lender has an asset- typically a non-performing loan- that they want off their books they come to our marketplace to sell that asset to qualified buyers for cash. He is in charge of user experience, sales & marketing, and lender outreach. Basically everything he never had to do in his previous CRE roles, before he embraced entrepreneurship.

Prior to joining Cohn & Dussi, she founded and managed Perini-Hegarty & Associates, where she successfully grew a thriving client-focused real estate and corporate practice. USDV's founder, Todd Billings, started out running a small wealth management company, Veriloquent Wealth Advisors. At the request of one of their investors, they began transitioning to the distressed real estate field in 2009. After putting $1 million into USDV and setting up a series of partnerships to purchase distressed real estate, Billings officially launched US Debt Ventures in 2010.
USDV currently offers a number of investment products, divided into four main asset classes: residential real estate, commercial real estate (CRE), performing loans, and strategy funds. Until Section III of the JOBS Act has been passed, the company is only targeting accredited investors.

Val Sotir is the founder and CEO of Watermark Capital Partners. Extensive experience in buying and selling distressed mortgage notes and expertise are an essential element of the company´s success. His career started on Wall Street where he has more than 10 years´ experience as a stock broker, investment banker and securities sales professional with emphasis in trading, investment planning and research and client portfolio management.
Val worked in the mortgage industry from 2001-2010 as the owner of Consumer Capital Solutions, a residential and commercial mortgage company.
He has gained much experience during the growth years from 2001-2008 and then switched into commercial mortgage origination when the residential market evaporated. Besides originating mortgage loans, he also serviced his former clients with loan modifications, principal reductions and workouts as well as offered Private Lending services. These experiences lead him to find the opportunity of purchasing and working to revise the terms of mortgage notes.
Relationships with the Banks and Servicer's in the mortgage business gave him an inside track on the deals being made by those entities that were adjusting the terms of these notes. This was his prime motivation to enter the notes trading business. He has bought and sold thousands of mortgage notes of varying sizes and in many geographical markets.

Kristin Gerst is the Managing Director at Capricorn Mortgage Investments. Capricorn Mortgage Investments buys high-interest rate mortgages from small business owners and companies and sells them to large institutional buyers.
Kristin Gerst was born in Paris, France and raised in Chicago, IL. Kristin is a graduate with a BA and MA degree from the University of North Texas. Kristin has been a Texan since 1996 and became a full-time real estate investor in January 2005. Kristin got started with an 8-unit apartment building and by mid-2008, she had acquired over 60 doors that were all rented Section-8 and that she managed herself. Since January 2005, Kristin has successfully renovated 100’s of properties. After the market crashed in 2008, Kristin learned how to owner finance properties and started converting her properties to mortgage notes as her tenants vacated. She also became skilled in acquiring properties by the “Subject-to” method and creating “wrap around mortgages” with each property she acquired. In 2014, Kristin accepted the Director of Marketing position for Bay Mountain Capital, a hard money lender in Dallas, TX, and got proficient at not only borrowing hard money, but also lending it.
Kristin has originated 100s of owner finance notes for her own portfolio as well as other investors. After discovering a need in the market to buy owner finance mortgages from investors, Kristin created Capricorn Mortgage Investments in early 2015. Since 2017, Capricorn Mortgage Investments has bought and sold over $26 million dollars in private owner finance mortgages.
In 2017, Kristin entered the short-term vacation rental space in Dallas, TX. She has twelve active and very successful AirBnBs in Uptown Dallas and has started managing short-term rentals for other investors.
