  • What Agents Want From Their Lender

The day before Faith Mikita's closing was supposed to fund, her lender went dark. Escrow could not reach him either. The file died, and the elderly woman buying the home had nowhere to go.

That was years ago and Faith still brings it up, because it is why she now asks every lender she works with for one thing. It is not a big ask. It takes about ten seconds, and she says most loan officers never do it.

Faith runs a five-person real estate team in the Treasure Valley market. She tells Mandi which lenders keep her business and which ones quietly stop getting her calls, what she says to a client whose loan officer has gone silent, and why a problem brought to her on day 22 is already too late.

  • Living in the Controllables

What do you do on a day when the ten-year is at its highest since 2003 and you still have to walk into the office and lead a team?

Mandi is joined by Meinoh Kim of loanDepot, who she first interviewed a year ago for the Origination Boost book. They recorded this one on a genuinely bad rate day and they say so in the first two minutes instead of pretending otherwise, which is most of why the conversation is worth an hour.

Meinoh's answer is to live in the controllables. His routine hasn't changed with the market, but his product mix has. He picked up renovation loans because homes are sitting longer and need work, then called his referral partners and asked which listings had been on the market a while and which buyers were priced just under what they wanted. He did the same with reverse and with down payment assistance, after years of running mostly VA. The method is that simple and he says there's no version where it works without starting before you feel ready.

They spend real time on why a thin pipeline makes you worse at the job, not just poorer. Put all your attention on one loan and you'll drive your ops team, your agent, and yourself crazy without changing what happens to it. On AI, Meinoh's point is that clients used to find loan officers on Google and now they ask an AI tool, so showing up there is the new top-of-mind problem. He uses it for templates and for knowing a client's dog's name before he calls, not for answering on his behalf. He borrows a line he credits to Anthony Shea: HI, human intelligence, is the part that doesn't get automated.

  • Origination Boost LO Panel: Where the Business Is Coming From

When rates are the only thing anyone wants to talk about, where is the business actually coming from?

Mandi is joined by three of the top originators at Premier Mortgage Resources: Shawn Parker in Lee's Summit, Missouri, Jacy Pool in Twin Falls, Idaho, and Rob Nino in Hollister, California. Three markets, three different books of business, and 25 years in the chair for Shawn.

Rob's business runs on builders, and the first question he asks every morning is how he helps them move standing inventory faster. Jacy works agents and first-time buyers, and got creative with the leads already sitting in the system from years of partnership rather than chasing new ones. Shawn leans on a database he's kept warm by phone, calling people without asking for business so they remember he's still out there.

They get into the parts of the job that keep a deal together: reading a client's inspection report so they get an opinion that isn't their agent's, shopping a payment down through disputed property taxes and a second insurance quote instead of the rate, and calling a buyer at four so the panic call never comes at nine. Mandi's line on rates is the one to steal: we can't be fortune tellers about how clients react, but we can be better expectation setters.

  • Origination Boost Coaching Featuring Jacy Pool

What makes an agent send you every deal when a dozen other lenders are asking for the same business?

Mandi is joined by Jacy Pool, Branch Manager at Premier Mortgage Resources, for a coaching session on building great agent relationships. Eleven years in, Jacy built her business in a market of 56,000 people, where reputation travels fast and you don't get many chances to get it wrong.

Jacy shares the New Year's call she almost skipped, to an agent who had told someone in her office she didn't like her, and what that agent said when she finally picked up the phone. She walks through what sits underneath it: a call to both agents on every contract, Thursday pipeline updates that go to everyone, and asking each agent outright how they want to hear from you.

They also dig into Spill the Beans, the QR code on a yard sign that turned one scan into three transactions, and the agent who got birthday cards for seven years before she ever sent a deal.
